If you've been sitting on the sidelines since 2021 or 2022 waiting for the market to give buyers a break — it finally has. Inventory is up, homes are sitting longer, and sellers are negotiating again. Here's what the data actually shows, and what it means for you.

DFW has technically crossed into buyer's-market territory in several counties, and it's the most negotiating room the metroplex has seen since before the pandemic.

Days on market have climbed year-over-year across nearly every county in the metroplex, and months of supply in several counties is pushing well past the 3-month mark that used to define a hot seller's market.

Tarrant County has held up steadily relative to some of the northern suburbs, but buyers here still have meaningfully more room than they did two years ago. Months of supply sits around 3.2–3.5, and it's more accessible for first-time buyers than Collin County, with less dramatic inventory swings.
Johnson County (Cleburne, Burleson, Alvarado, Joshua) has seen active listings jump over 20% year-over-year, pushing months of supply to 5.3 — solidly into buyer's-market territory. Hood County (Granbury and the Lake Granbury area) tells a similar story, running around 5.0 months of supply with days on market well above the tight conditions of a few years back. Both counties are showing more seller flexibility than the core metro, especially outside the most in-demand neighborhoods and waterfront pockets.
What This Actually Means for Your Offer
Longer days on market translate directly into leverage. Here's the general pattern sellers and agents are seeing across DFW:
- 30+ days on market: Sellers start entertaining offers below list, repair credits, and rate buydown requests
- 60+ days on market: Most sellers will seriously consider offers 5–8% below asking — common on Johnson and Hood County listings, and on individual Dallas-area homes sitting above the county average
- New construction: Builders are actively offering rate buydowns, closing cost assistance, and design credits — especially in the $350K–$500K range, competing directly with resale
This doesn't mean every seller is desperate. But it does mean you no longer have to waive inspections, escalate blindly, or make a decision in 24 hours just to compete.
What Buyers Should Actually Do With This Leverage
- Don't rush. You can tour multiple homes, walk away, and come back the following weekend without losing the property.
- Ask for concessions. Closing cost credits and rate buydowns are back on the table, particularly on homes sitting 30+ days.
- Watch the price-cut list. Nearly half of Dallas-area sellers cut their list price at some point in 2026 — those are often your best negotiating opportunities.
- Stay qualified and ready. More time doesn't mean no urgency — well-priced, well-maintained homes in good areas still move.
- Use a local expert, not a Zestimate. Online valuation tools are a starting point, not an appraisal. Knowing which price cuts are real opportunities (vs. overpriced listings correcting back to reality) requires someone tracking the data weekly.

DFW isn't crashing — it's normalizing. Population growth, job growth, and long-term demand are still strong, which is keeping this from becoming a true buyer-dominated market.
