    Headlines can make the housing market sound intimidating. But right now in North Texas, increased inventory, more seller flexibility, and builder incentives have created opportunities we haven’t seen in several years.

    The key isn’t trying to perfectly time the market. It’s understanding what’s available right now and deciding whether it makes sense for you.

    Money on the Table Right Now

    Down payment assistance and grant programs

    Programs may be available that can help qualified buyers with a meaningful portion of their down payment and/or closing costs. Some assistance is grant-based and may not require repayment if program requirements are met. Funding and eligibility vary, so it's worth checking what's currently available before you assume you can't afford to move.

    Builder-backed rates as low as 4.99% on select homes

    Some builders in our area are offering significantly reduced financing rates on select new-construction inventory when buyers use the builder's preferred lender. These offers are typically tied to specific homes, qualifications, loan programs, and closing timelines. These incentives are often tied to specific inventory and closing timelines.

    Builders may also help with closing costs

    Some new-construction incentive packages combine financing incentives with thousands of dollars toward eligible closing costs. Depending on the builder and program guidelines, qualified buyers may be able to combine this with down payment assistance.

    You can often negotiate a rate buydown on resale homes too

    With sellers more willing to negotiate right now, asking for a seller contribution toward your financing costs is a normal, reasonable ask in this market — not a long shot.

    It’s a Buyer’s Market — Use the Leverage

    More inventory and longer market times mean real negotiating power for buyers right now. Depending on the property, you may have room to negotiate:

    • Seller concessions
    • Closing-cost assistance
    • Repairs or repair credits
    • Rate buydowns
    • Price reductions

    The goal isn’t just the lowest price — it’s the best overall deal for your situation, including monthly payment and cash needed at closing.

    The Questions Nobody’s Answering For You

    “My credit isn't perfect — do I even qualify?”

    Don't rule yourself out based on a credit score alone. A lender can show you what you qualify for now — or what you'd need to improve to qualify soon.

    “I have student loans or other debt — will that kill my approval?”

    Not necessarily. Debt affects your debt-to-income ratio, but it doesn't automatically disqualify you. Get the actual numbers run before assuming you can't buy.

    “What about closing costs, not just the down payment?”

    This is where today's negotiating environment matters most. Many builders are offering closing-cost help on new construction, and seller concessions are frequently on the table for resale.

    “Property taxes here feel brutal — what am I really signing up for?”

    Texas property taxes are a real part of your monthly cost. A homestead exemption reduces the taxable value of a qualifying primary residence — but don't assume a seller's current tax bill, or an online estimate, will be yours. This matters especially on new construction, where tax records may not yet reflect the value of the completed home. We'll estimate this realistically before you decide on a payment.

    “Home insurance keeps going up — will it wreck my payment?”

    Get a real insurance quote early in the process so we're working with your true total monthly payment, not just principal and interest.

    “What if I buy now and rates drop later?”

    Refinancing may be an option down the road if rates fall and you qualify. But the home and payment should make sense on today's numbers — a future refinance is a possible upside, not something your purchase should depend on.

    “I don't understand the process and I'm scared of messing it up.”

    “What if the inspection finds something expensive?”

    That's exactly why inspections matter — they surface problems before closing, giving us room to negotiate repairs, credits, or other options. Your specific rights depend on your contract and where you are in the option period.

    That's a reason to start the conversation early, not necessarily to rush a decision. If buying makes sense, we build a timeline around your lease and financing. If it doesn't, better to know that before you're under pressure.

    “Is now a good time to buy?”

    “Does buying right now make sense for me?”
