Walsh has 15 builders, 10 model homes and prices from the $400s into the millions. It also has a rule that catches buyers before they ever see a floor plan: many builders only recognize an agent who registers you on your very first visit, and at some, filling out a form on the builder's website counts as that first visit. Walsh is a 7,200-acre master-planned community 12 miles west of downtown Fort Worth on I-30 (Exit 1A). It's inside Fort Worth city limits, spans Tarrant and Parker counties, and is zoned to Aledo ISD. Homes start in the $400,000s and run into the millions. HOA dues include 2-gig internet, front-yard mowing and the Athletic Club.

Where Walsh Is
Walsh is 12 miles west of downtown Fort Worth along I-30, with its main entrance at Exit 1A / Walsh Ranch Parkway. That puts residents on the western edge of Fort Worth with relatively direct highway access to employment and entertainment centers across the Metroplex. Walsh is inside Fort Worth city limits and is served by Fort Worth police, fire and utilities.

Rates as published by Walsh, as of 12/31/25. Exemptions confirmed on a homesteaded Walsh property through the Parker County Appraisal District (2026). The PID (Fort Worth Public Improvement District No. 16) is assessed by lot size and isn't reduced by exemptions. Homes in planning areas 1–3 pay a PID of about $0.18 per $100 instead of $0.35, which puts this example near $13,832 a year with a homestead exemption (about $1,153/mo). Addresses in the Tarrant County portion of Walsh have different county, hospital and college rates, so verify by address.
What I Tell Buyers About Walsh
- Walsh is a buy-new market. Of the 66 Walsh sales recorded in NTREIS over the last 12 months, only 4 were homes built before 2025. Resales are rare here, so if you want Walsh, you're almost certainly buying from a builder, and negotiating builder incentives is the whole game.
- Fifteen builders means real competition. Compare the same square footage across at least three builders before you pick one.
- Check which phase you're buying in. The PID in newer phases runs about $0.35 per $100, versus about $0.18 in planning areas 1–3. On a $650,000 home, that's roughly $1,100 a year.
- File for your homestead exemption. On a $650,000 home, it saves about $2,544 a year.
- Your first tax bill may be low. Texas values homes as of January 1, so if yours wasn't finished by then, the first bill may reflect only the lot or a partly finished house. Budget for the full amount in year two so an escrow shortage doesn't surprise you. In one Walsh home I looked up, the first-year appraisal was about 57% of the following year's.
- Count what the HOA covers. Internet and front-yard mowing are included, so weigh the dues against what you pay for those now.
