    The Top 30 New Build Communities in DFW for 2026

    DFW's new-construction boom spans dozens of master-planned communities, but not all of them are equally worth your time. Here are the 30 that actually stand out right now — ranked by scale, buzz, and genuine differentiation, not just square footage.

    Top 30 new build master-planned communities across Dallas-Fort Worth for 2026

    1.Fields — Frisco

    If you only remember one name from this list, make it this one. Fields is a 2,545-acre, roughly $10 billion mixed-use development built around the PGA of America's headquarters and the Omni PGA Frisco Resort. At full buildout it's planned for over 10,000 homes across nine villages — from Landon Homes' East Village on 50–60 foot lots up to The Preserve, an ultra-luxury enclave priced $500,000 to $25 million. Nothing else on this list operates at this scale or profile.

    2.Pecan Square — Northlake

    An award-winning Hillwood community (2021 People's Choice Community of the Year) built around a genuinely walkable town square, complete with a fitness center, coworking space, and a 22,000-square-foot event space. Nine builders offer a broad mix of home styles and price points, making it particularly attractive for buyers who want access to the North Fort Worth/Alliance corridor without giving up the master-planned-community lifestyle.

    3.Legacy Hills — Celina

    A 3,200-acre Centurion American development planned for 7,000 single-family homes plus 4,100 multifamily units, anchored by Celina's first 18-hole golf course and direct frontage on the planned Dallas North Tollway extension. Seven builders are on-site. Between the sheer scale and the tollway corridor location, this is one of the biggest long-term development stories in North Texas.

    4.Mosaic — Celina

    A $1.45 billion, roughly 700-acre Tellus Group community (the team behind Windsong Ranch) anchored by "The River" — an award-winning lazy river and amenity complex. Seven builders offer everything from townhomes to single-family homes on 40–70 foot lots, zoned to Prosper ISD.

    5.Windsong Ranch — Prosper

    The community that put the lagoon-living trend on the map in North Texas — a literal 5-acre crystal lagoon anchors the resort-style amenity package. Prosper ISD demand here remains strong enough that inventory moves fast when priced correctly. Between the school district and the broader growth of the Prosper/Celina corridor, Windsong Ranch has become one of DFW's best-known master-planned communities.

    6.Ramble — Celina

    Hillwood's newest and largest master-planned community, spanning 1,380+ acres built around a four-mile greenbelt of parks and lakes. The opening phase delivers 700 homes from five builders, zoned to Celina ISD. Between the scale and the builder lineup, it's one of Celina's most closely watched new developments.

    7.Trinity Falls — McKinney

    2,000 acres with over 450 acres dedicated to parks and trails — one of the highest green-space ratios on this list. The Club at Trinity Falls anchors the amenities, and B.B. Owen Park adds fishing ponds and a community theater. It's one of McKinney's strongest options for buyers wanting a large, established master plan that still offers new construction.

    8.Landmark — Denton

    Denton's first master-planned community of this scale — 3,200 acres from Hillwood, roughly 6,000 homes planned around 1,100 acres of preserved parks circling Pilot Knob, with 35 miles of trails. Nine builders are currently selling, from the $370,000s. It's a notable sign that the large-scale master-planned model driving Celina and Prosper is now pushing farther west into Denton.

    9.Meraki — Forney

    The newer, higher-profile Tellus Group entrant east of Dallas — 1,100 acres, ~2,700 homes planned around two preserved lakes. Named 2026 Developer of the Year at the Dallas Builders Association's McSAM Awards. Six builders are part of the first phase.

    10.Gateway Parks — Forney

    Part of a larger 2,000-acre mixed-use development, with roughly 1,850 homes from six builders, priced from the mid-$200,000s — genuine affordability without leaving the Forney growth corridor.

    11.Solterra — Mesquite

    1,400 acres of former farmland transformed into one of the stronger affordable new-construction stories on the Dallas side of the metro. Its 8-acre amenity complex won Best Community Amenity and Best Poolscape at the 2026 Texas Association of Builders STAR Awards. 11 builders, homes from the mid-$300s. The amenity investment and builder variety set it apart from more conventional production-home neighborhoods in the same price range.

    12.Viridian — Arlington

    The only community in Texas certified as an Audubon Gold Signature Sanctuary — 2,000 acres built around five major lakes and 500 acres of open space, plus a public sailing center. Includes Elements at Viridian, a dedicated 55+ neighborhood. Pricing from the $350,000s to over $2 million, zoned to Hurst-Euless-Bedford ISD — genuinely close to the Mid-Cities.

    13.Walsh Ranch — Fort Worth / Aledo ISD

    Pairs an A+ rated, top-10-in-Texas school district with new construction — a combination that's genuinely hard to find elsewhere in DFW. Walsh also brings extensive amenities, trails, parks, and community programming to the table, and its location west of Fort Worth makes it particularly appealing to buyers who want the master-planned lifestyle without heading north toward Prosper or Celina.

    14.Wildflower Ranch — North Fort Worth

    A substantial 1,100-acre community planned for 3,300 single-family homes. Four builders are on-site, zoned to Northwest ISD. Its proximity to the North Fort Worth/Alliance growth corridor makes it especially attractive to buyers who want new construction without moving as far north as Celina or Prosper, and it's particularly relevant for buyers comparing Haslet, Northlake, Justin, and the broader North Fort Worth area.

    15.Union Park — Little Elm

    The #1 Master-Planned Community award winner from the DFW Builders Association in 2024, positioned between Frisco, Aubrey, and Denton with a 30–40 minute drive to most major job centers. Four builders build here. Its location within one of North Texas' fastest-growing corridors makes Union Park a strong all-around option.

    16.Sandbrock Ranch — Aubrey

    800 acres from the Sartain and Boyer families, standing out for a genuine equestrian center alongside an on-site elementary school and 10+ miles of trails. That ranch-inspired equestrian component is genuinely unusual among DFW master-planned communities.

    17.Fürst Ranch — Flower Mound / Argyle

    2,000+ acres built around a 97-acre central park and a 20-acre Community Activities Center, zoned to Argyle ISD. It's one of the biggest development stories on the western side of Denton County, with eventual commercial development planned alongside the parks and recreation.

    18.M3 Ranch — Mansfield

    Nearly 900 acres, planned for over 1,600 homes with a farmhouse-style amenity center and multiple ponds, zoned to Mansfield ISD. Three builders are on-site. The location makes it particularly appealing to buyers who want significant new construction south of Fort Worth without heading much farther into Johnson County.

    19.BridgeWater — Midlothian

    Explicitly marketed as Midlothian's first master-planned community of this scale — over 960 acres with three builders building on 40–90 foot lots, zoned to Midlothian ISD. With Midlothian continuing to grow rapidly, BridgeWater gives buyers another option beyond smaller stand-alone subdivisions.

    20.Wellington — Haslet

    615+ acres just off Highway 287, a few minutes from Alliance Town Center. Five builders are on-site, zoned to Northwest ISD. Worth noting: a different, unrelated Wellington exists in Flower Mound — don't confuse the two. Its location makes it particularly useful for buyers comparing Haslet, North Fort Worth, Northlake, and Rhome.

    21.Shale Creek — Rhome

    One of the more accessible new-construction options in the whole metro — Lennar's Cottage Collection is zoned to Northwest ISD, right along the 287/114 corridor. It's especially interesting for buyers who work around Alliance or North Fort Worth but are willing to move farther northwest to stretch their housing budget.

    22.Anacapri — Anna

    A lower-cost alternative to Prosper and Celina's lagoon-centered communities, from Megatel Homes, part of a broader $1 billion development in a town projected to more than double in population by 2030.

    23.Mustang Lakes — Celina

    Carries Prosper ISD zoning while running $75,000–$100,000 less than comparable Prosper-address communities — one of the sharpest value plays in the metro for buyers who want the school district without the Prosper price tag. As one of the established heavy hitters in the corridor, it also gives buyers a natural point of comparison against Windsong Ranch, Mosaic, and the newer Celina developments.

    24.Tavolo Park — Fort Worth

    One of my favorite Fort Worth-proper options on this list. Genuinely inside Fort Worth city limits, in the southwest part of town minutes from Chisholm Trail Parkway and about 10 minutes from the Shops at Clearfork and TCU. This one leans into unconventional amenities — a communal gathering space called "the Big Table" instead of a standard clubhouse, natural playscapes with rocks and log balance beams instead of typical play equipment. Three builders build here on 50–60 foot homesites. For buyers who want new construction while still feeling connected to Fort Worth, this one deserves to be on the shortlist.

    25.Adkins Park — Hurst

    Toll Brothers' newest DFW community, opened 2025, right in the Mid-Cities. Six floor plans on 70-foot homesites, 3,089 to over 4,940 square feet, pricing from $1.08 million — the luxury tier for this immediate area. Brand-new luxury inventory at this scale is relatively difficult to find in the Mid-Cities, which makes this a rare opportunity for that specific buyer. If staying close to Hurst, Colleyville, Grapevine, Southlake, or the DFW Airport corridor matters more than moving into a massive master plan, Adkins Park fills an interesting niche.

    26.Painted Tree — McKinney

    One of the largest developments under construction in North Texas — roughly 3,400 homes ranging from detached townhomes to full custom builds, wrapped around 25 miles of trails and a 20-acre lake. Six-plus builders are on-site, giving buyers real range in both price and style.

    27.Ventana — Fort Worth

    Genuinely inside Fort Worth city limits, not the suburbs ringing it — 492 acres on the western edge near Benbrook Lake, with real downtown skyline views from the resort-style pool. Four builders build here, from the upper $300,000s to $600,000s, zoned to Fort Worth ISD. It's a good alternative for buyers comparing Walsh, Tavolo Park, and other west/southwest Fort Worth communities.

    28.Harvest — Argyle / Northlake

    Harvest helped establish the modern "agrihood" concept in North Texas — a working community garden and genuine neighborly involvement built into farmhouse-style homes with strong Argyle ISD appeal. Limited inventory compared to the surrounding area has kept demand steady. It's more established than Fürst Ranch, which makes comparing the two particularly interesting for buyers who want the Argyle/Northlake lifestyle.

    29.HomeTown — North Richland Hills

    HomeTown is different from most of this list because it's a mature mixed-use community rather than a brand-new master plan carved out of farmland. It's built around parks, lakes, trails and community amenities and continues to see new-home opportunities. And this one happens to be in my own city. If you're considering North Richland Hills or the Mid-Cities, I can give you considerably more than the brochure tour.

    30.Devonshire — Forney

    The affordability anchor for the Forney corridor — five builders offering homes starting in the low $200,000s, with a community club, pool, splash pad, and fire pits for evening gatherings. It's one of the more attainable options in the rapidly expanding Forney corridor and worth comparing directly against Gateway Parks and Meraki.

    Don't Look at the Builder's Interest Rate Alone

    2026 has produced some aggressive builder incentives throughout DFW — closing-cost assistance, flex cash, rate buydowns and other financing promotions.

    Those incentives can represent real savings, but the lowest advertised interest rate isn't necessarily the least expensive loan.

    A builder's preferred lender may be subsidizing the rate through builder incentives, while loan fees, the permanent rate and other terms can differ from what an outside lender offers.

    Compare the entire deal — not just the advertised payment. And remember that builder incentives, rates, inventory and eligibility requirements can change frequently.
