Its location can be confusing: it's marketed as Flower Mound, many addresses carry an Argyle 76226 mailing address, and homes are zoned to Argyle ISD. With that many sales offices competing for you, the first one you walk into matters. Many builders only recognize an agent who registers you on your very first visit, and at some, filling out a form on the builder's website counts as that first visit. This guide covers what you need to know about Furst Ranch: builders, prices, schools, HOA and taxes. Read it before you tour, and call or text me before you walk into your first model.

    • Your numbers get checked. MUD taxes, first-year taxes, escrow and HOA dues, so nothing surprises you at closing or in year two.

    Furst Ranch is centered on U.S. 377 and Cross Timbers Road (FM 1171), between Flower Mound, Bartonville and Argyle. The developer's address is 2017 Tupelo Trail, Argyle, TX 76226. Flower Mound's approved plan covers about 1,066 acres and caps single-family homes in that portion at 3,000; portions of High Plains also fall within Bartonville's extraterritorial jurisdiction.

    Despite the Flower Mound marketing, real estate records tell a different story. Of the 10 Furst Ranch sales recorded in NTREIS over the last 12 months, 9 list Argyle and 1 lists Bartonville. Active listings right now run the other way — Bartonville addresses currently outnumber both Argyle and Flower Mound. Whatever the marketing says, plan on an Argyle or Bartonville mailing address, not Flower Mound, and verify jurisdiction for any specific address.

    Which Part of Furst Ranch Is Selling Now?

    High Plains is the first of three planned neighborhoods, with 1,100 homes on 50- to 80-foot lots. Prairie Vista is planned next, with 200 homes on half-acre to 1-acre lots near Liberty Lake and a planned town center. Cross Timbers is planned last, with 74 custom estate homes on 1- to 2-acre lots. If you're buying now, you're buying in High Plains; ask for a written timeline on any Prairie Vista or Cross Timbers feature that matters to your decision.

    Furst Ranch is zoned to Argyle ISD, rated A (92) for 2026. The developer's site lists Argyle South Elementary, Argyle Middle School and Argyle High School, but Argyle ISD has also purchased land inside Furst Ranch for a future elementary and middle school, and that campus isn't in use for 2026-27. Confirm the assigned campuses for any specific address directly with Argyle ISD.

    Amenities and Daily Life

    Furst Ranch has an extensive amenities plan, and the timing matters: these are planned, not all open yet.

    • The Ranch Club — a planned clubhouse, leisure pool, children's pool, splash pad, event pavilion and playground.
    • Parks and open space — more than 400 acres planned, including a 97-acre Central Park and a 20-acre Activity Center.
    • Trails and Liberty Lake — planned trail connections and lake-oriented recreation.
    • Future retail — planned walkable shopping and dining, including a future H-E-B.

    Ask which facilities are open, which are under construction, and whether the builder has a current estimated opening date for anything you expect to use.

    HOA and Property Taxes

    HOA: David Weekley lists $1,950 a year ($162.50/month) for its Furst Ranch homes. Confirm the dues, transfer fees and any additional charges for your specific builder and section.

    Taxes: Homes in High Plains at Furst Ranch pay Denton County, Argyle ISD, two Denton County emergency services districts, and Furst Ranch MUD No. 1, confirmed through a Denton Central Appraisal District property card. No town tax appears on that card, consistent with High Plains falling in Bartonville's ETJ.

    Denton County, Argyle ISD, and Denton County ESD Nos. 1 and 2 confirmed through public 2025 rate notices and Denton County's tax estimator. Furst Ranch MUD No. 1 covers about 462 acres in Bartonville's ETJ; voters approved a ceiling of up to $1.20 per $100 for operations and $0.25 for roads in May 2025, but whether the district has adopted an actual rate under that ceiling isn't confirmed. Two completed-home appraisal cards checked September 2026 showed N/A for every taxing unit, so the MUD's first rate may not be set yet. No Bartonville town tax applies — the property sits in Bartonville's ETJ, not the town itself.

    What I Tell Buyers About Furst Ranch

    Furst Ranch is one of the more ambitious new master-planned communities taking shape in the Flower Mound area, but buyers should understand that it's still in the early stages of development. High Plains is the first neighborhood actively selling and building, while much of the approximately 2,300-acre community remains part of the long-term plan.

    That can be a real opportunity for buyers who like getting into a community early. There are multiple builders, home styles and price points, along with plans for extensive trails, parks, recreation, schools, shopping, dining and other amenities as Furst Ranch develops.

    The key is knowing the difference between what's available today and what's planned for the future. When I help buyers evaluate Furst Ranch, I look beyond the house itself at builder incentives, lot location, future development, MUD and property taxes, HOA costs, schools and how upcoming phases could affect the property.

    Bottom line: Furst Ranch has an impressive long-term vision, but it's still being built. For the right buyer, getting in during the early stages may be part of the appeal — as long as you understand exactly what you're buying today and what's still to come.

    A few more things I tell every buyer here:

    • Don't expect a Flower Mound address. Of the last 10 Furst Ranch sales in the MLS, 9 were recorded in Argyle and 1 in Bartonville — none in Flower Mound. Active listings today actually skew toward Bartonville.
    • The MUD's rate isn't confirmed yet. Furst Ranch MUD No. 1 can charge up to $1.45 per $100 once fully running, but I haven't confirmed it has adopted that. Ask your lender to build a worst-case estimate using that ceiling until an actual rate is public.
    • Ask when amenities will open. The Ranch Club and several other features are still planned, not built.
    • Budget for a completed home's taxes, not the lot-only appraisal. A home valued before completion will jump once the county appraises the finished house.
    • Get the final price in writing. Lot premiums and options change the comparison between builders more than the base price does.
