Buying in DFW: Common Questions
Do I need to sign an agreement before touring homes?
Yes. MLS rules require a written buyer agreement before I can tour a home with you. It spells out what I'll do and how I'm paid, and its terms are negotiable.
How is my agent paid?
Your buyer agreement states my compensation. It isn't set by law and is fully negotiable, and you can ask the seller to pay some or all of it as part of your offer.
Can I really negotiate right now?
Often, yes. On Oct. 5, 54% of homes for sale in the Mid-Cities had already cut their price, and sellers paid toward the buyer's costs in 57% of sales over the past year, typically about $7,000.
How much do I need for a down payment?
It depends on the loan. FHA loans start at 3.5% down, VA and USDA loans can mean zero down for eligible buyers, and Texas has down payment assistance programs. Start with my First-Time Buyer Hub.
Should I call you before visiting a builder's model home?
Yes. Many builders require your agent to be with you, or registered, on your first visit. If you go alone first, you may lose the chance to have your own representation on that home.
