Which DFW Builders Are Offering Incentives? How Many Builders Are There?

DFW new construction builders and incentives

Short answer: Incentives right now are widespread, not limited to one or two companies — a large share of builders active in DFW are currently using rate buydowns, closing-cost credits, or price adjustments to move inventory. There’s no single official “builder count” for DFW, but dozens of national, regional, and custom builders are actively building across the metro, which spans well over 100 cities across 13 counties.

How Widespread Are These Incentives Right Now?

This isn’t a niche promotion from one or two companies — incentive use among builders nationally is at some of the highest levels seen in the post-pandemic period, and DFW is one of the most active new-construction markets in the country, so the same pattern shows up heavily here. Builders are combining rate buydowns, closing-cost assistance, design-center credits, and in some cases straight price adjustments to keep sales moving.

Rather than name specific companies, the more useful approach for a buyer is this: almost any active new-construction community in DFW right now is worth asking about incentives, because the current climate has made offering them the norm rather than the exception. What varies is the structure — some builders lean on rate buydowns, others lean on closing-cost credits or free upgrades, and the “best” incentive depends on your specific loan program and how long you plan to stay in the home.

How Many Builders Are Actually Building in DFW?

There’s no single definitive count, because it depends on how you’re counting — large national builders, regional builders, and smaller custom/local builders all operate in the metro, and market research firms typically track the largest players rather than every company. What’s clear from the data:

    • DFW led the country in new home permits Roughly 71,800 units were authorized in 2024 — more than Houston or New York.
    • Thousands of starts per quarter Homebuilders in the region started somewhere around 11,000+ new homes in a typical recent quarter, and closed on a similar volume.
    • National + regional + custom builders A handful of large national builders account for a significant share of total production, but dozens of additional regional and custom builders are active across the metro as well.

How Many Cities Do They Build In?

The DFW metro area spans 13 counties and well over 100 incorporated cities and towns, from dense urban infill in Dallas and Fort Worth to fast-growing suburbs and exurbs in every direction. Builders are active across nearly all of the growth corridors — north into Collin and Denton counties, west into Parker and Hood counties, south into Johnson and Ellis counties, and everywhere in between. Coverage isn’t uniform; some builders concentrate heavily in one or two counties, while larger national builders spread across most of the metro.

Why Work With an Agent Who Knows the Builders

Here’s what most buyers don’t realize: builder sales reps work for the builder, not for you. They’re not going to volunteer the best possible version of an incentive package — they’ll offer what moves their inventory fastest. Having a relationship with the builders means the conversation starts from a different place. I work directly with builders active across this market and can often negotiate stronger terms than what’s posted on a sign or a website — because I know which incentives are flexible, which are firm, and where there’s still room to push.

You shouldn’t have to guess which incentive structure is actually the best deal for your situation, or walk into a builder’s sales office without someone in your corner who’s negotiated these terms before.

    Bottom Line

You don’t need to chase a specific builder’s name to find an incentive right now — the current market has made rate buydowns and closing-cost help common practice across most active DFW communities. The better move is having someone who already has those relationships negotiate on your behalf, rather than taking the first offer at face value.

Reach out and I’ll help you figure out which builder incentives actually fit your situation — and negotiate the best version of that deal for you.
