Homes in Keller ISD: Prices, Cities, Schools & Taxes (2026)

By Brent Reiter, REALTOR® · Last updated November 4, 2026

Keller ISD is bigger than most people expect. More than half of its home sales are in Fort Worth, mainly the 76244 and 76137 ZIP codes in North Fort Worth, and the rest are in Keller, Watauga, north North Richland Hills, Colleyville, Southlake, north Hurst and a few Haltom City and Westlake streets. Below is what 1,995 single-family homes in Keller ISD sold for over the past year, by city and high school zone, with the 2026 tax numbers.

Because the district crosses so many cities, a city name or ZIP code doesn't tell you the school district. Confirm the district and campus for the exact address before you make an offer.

    Keller ISD High School Zones

Keller ISD has four comprehensive high schools. Here's what homes sold for in each attendance zone over the past year:

Attendance zones as listed in the MLS. A few sales with a missing school entry are left out.
High school zoneSales (12 mo.)Median priceMedian sizeTypical year built

    Central High School409$350,0002,040 sq ft2000
Fossil Ridge High School393$315,0001,810 sq ft1997

The Keller High zone covers most of the city of Keller and the district's Colleyville, Southlake, north NRH and north Hurst homes, which is why its median is so much higher. The other three zones are mostly North Fort Worth and Watauga. Boundaries change and the MLS can be wrong, so check the exact address with Keller ISD's school locator. For campus ratings, use the state's accountability site, txschools.gov.

Keller ISD Property Tax Rate (2026)

Keller ISD's 2026 rate is $1.0852 per $100 of taxable value. The city rate varies a lot across the district. These combined rates add the city, Tarrant County ($0.186), JPS Health Network ($0.159) and Tarrant County College ($0.12):

2026 adopted rates, Tarrant County Tax Assessor-Collector. Before exemptions. Some newer neighborhoods add a PID or MUD.
City (Keller ISD address)City rateCombined rate per $100
    Southlake$0.290000about $1.84

    Hurst$0.668422about $2.22
Fort Worth (adds the $0.0273 water district)$0.705650about $2.28

Example: a $390,000 home in Fort Worth's 76244 owes about $8,900 a year before exemptions. The same price in the city of Keller would be about $7,220, a difference of roughly $1,700 a year. The $140,000 school homestead exemption takes about $1,520 off either bill. My Fort Worth property tax guide covers the city's homestead exemption and PIDs.

What I Tell Buyers Looking in Keller ISD

    1. Decide between North Fort Worth and the city of Keller first. Both are Keller ISD, but the median price is about $326,000 apart and the tax rates differ by more than 40 cents.
    2. Run the tax math on a Fort Worth address. Fort Worth's city rate is more than twice Keller's, which changes the monthly payment on the same price.
    3. Budget for the HOA. Most homes in this district have one.
    4. Confirm the district by address in Watauga, NRH and Hurst, where neighbors can be in different districts.

Fair housing note: this page reports facts about attendance zones, prices and tax rates. It doesn't rank schools or neighborhoods. For school performance, use the state's ratings on txschools.gov and visit the campuses yourself.
