City Guide

    Southwest Fort Worth, TX

Southwest Fort Worth changed when Chisholm Trail Parkway opened in 2014. The toll road put neighborhoods that used to feel far out within about 15 to 20 minutes of downtown, and builders followed. I was born and raised in Fort Worth, so I can tell you how this side of the city compares with the rest. Here's what to know before you make the move.

    Where Southwest Fort Worth Is

Southwest Fort Worth is the part of the city south of I-20 and west of I-35W, along Chisholm Trail Parkway, Hulen Street, and Bryant Irvin Road. It covers zip codes 76123, 76132, and 76133. Benbrook sits to the west, and Crowley and Burleson to the south. Typical drive times outside rush hour:

    • About 15-20 minutes to downtown Fort Worth on Chisholm Trail Parkway, which is a toll road
    • About 10-15 minutes to TCU and the Shops at Clearfork
    • About 35-45 minutes to DFW International Airport
    • About 50-65 minutes to downtown Dallas

    New Construction Close to Downtown

The #1 reason buyers choose Southwest Fort Worth is a new or nearly new home within about 15 to 20 minutes of downtown.

    Two School Districts

The newer neighborhoods along the parkway are zoned to Crowley ISD. Older neighborhoods closer in are mostly Fort Worth ISD.

    Schools

Southwest Fort Worth is split between two districts. The newer communities along the parkway, including Tavolo Park and Chisholm Trail Ranch, are zoned to Crowley ISD, with North Crowley High School nearby. Older neighborhoods closer in, such as Wedgwood and Candleridge, are mostly zoned to Fort Worth ISD.

Wedgwood and Candleridge are primarily served by Fort Worth ISD, with specific campus assignments varying by address.

    A few things to know:

    • Confirm school zoning by address. A Fort Worth mailing address tells you nothing about the district, and the two districts meet inside this area.
    • Fort Worth ISD has been run by a state-appointed superintendent and board of managers since March 2026. Check current campus ratings at txschools.gov before relying on older reviews.
    • Several private schools are in this part of the city, including Trinity Valley School, Fort Worth Academy, and Southwest Christian School.

    What to Expect Cost-Wise

    • Median sale price for 76123 is $301,000, a little under the citywide median of about $335,000.
    • Median sale price for 76132 is $417,500.
    • Median sale price for 76133 is $297,000.
    • Median sale price for 76109 (South-Central Fort Worth) is $560,000.
    • Resale homes in the 2000s-era neighborhoods of 76123 commonly sell between the mid $200,000s and the high $300,000s.
    • New construction in Chisholm Trail Ranch starts in the $340,000s. Tavolo Park runs from the mid $500,000s up.
    • Tolls are a real monthly cost if you take the parkway every day. Price your commute before you choose a neighborhood.
    • HOA dues and PIDs vary. Some newer communities carry a public improvement district assessment on top of HOA dues, so ask about both.
    • Property taxes typically fall between 2.0% and 2.5% of assessed value, depending on the exact address.
    • No state income tax, which matters if you're coming from a high-income-tax state.

Getting a Feel for the Area Before You Arrive

Southwest Fort Worth runs from 1950s neighborhoods near I-20 to homes that are still under construction:

    • Tavolo Park. A master-planned community at the parkway and Altamesa Boulevard, with a pool, a clubhouse, trails, and a mix of houses, townhomes, and apartments.
    • Chisholm Trail Ranch. A master-planned community at McPherson Boulevard, next to the city's Chisholm Trail Community Center and park.
    • Summer Creek and the rest of 76123. Subdivisions built mostly in the 2000s, at lower prices than the new communities.
    • Wedgwood and Candleridge. Established neighborhoods from the 1950s through the 1980s, closer to I-20 and Hulen Street.
    • Shopping and daily life. The Hulen Street corridor handles everyday errands, the Shops at Clearfork are a short drive north, and Benbrook Lake is just west.

The trade-off is the toll road. The parkway is the fast way downtown, it costs money every trip, and it's being widened through 2028.

    Practical Relocation Steps

    1. Price the tolls. Add up a month of parkway trips and treat it like part of your housing cost.
    2. Confirm the school district by address. Crowley ISD and Fort Worth ISD both serve this area.
    3. Ask about PID assessments and HOA dues before you compare two homes on price alone.
    4. Call me before you visit a model home. Builders usually require your agent to be registered on your first visit.
    5. Get pre-approved early, especially if your move is tied to a job start date.
    6. Tour both ends of the area. The older neighborhoods near I-20 and the new communities to the south feel very different.

    Who Southwest Fort Worth Fits

    • Buyers who want new construction without moving to the far suburbs
    • Buyers who work downtown, near TCU, or in the hospital district
    • Buyers looking for a lower price than the West Side or North Fort Worth
    • Buyers who are comfortable paying tolls for a shorter commute

    Bottom Line

Southwest Fort Worth is the closest new construction to downtown, at prices that run a little under the citywide median. You trade that for tolls and a school-district line that runs through the area. Know which district and which commute you're buying before you pick a home.
