    3. Inspect beyond the basics. On an older home, add a foundation evaluation and a sewer-line scope to the standard inspection.
    4. Check the flood zone for homes near the Trinity River and its creeks.
    5. Get insurance quotes early. Older roofs, wiring, and plumbing can change the premium.
    6. Get pre-approved early, especially if your move is tied to a job start date.
