Fields, often called The Fields, is a 2,545-acre master-planned development in North Frisco anchored by PGA Frisco, the Omni PGA Frisco Resort & Spa and the newly opened Universal Kids Resort.
Fields is now in an active early-to-mid stage of buildout, with established destinations and neighborhoods alongside substantial residential and commercial construction. More than 5,000 single-family homes are entitled across the development, with new-home opportunities ranging from roughly the $500Ks to $3.5M+ custom estates.
Best fit: move-up and luxury buyers who want golf, trails, major entertainment and dining destinations, and the potential of a walkable urban center developing around them.

Fields' development materials identify 5,000 entitled single-family residences, with more than 2,000 under construction, along with thousands of entitled urban-living residences. This is a major long-term development rather than a typical residential subdivision.
Location & Commute
Fields sits in northern Frisco along PGA Parkway and the Dallas North Tollway, with US 380 just to the north. The Tollway provides the primary north-south connection to Plano, Legacy West and Dallas.
From PGA Frisco near the center of Fields, DFW International Airport is roughly 30 miles away, while Dallas Love Field and Downtown Dallas are also approximately 30 miles south, depending on the destination and route.
One of Fields' biggest location advantages is that buyers aren't simply purchasing a home in far North Frisco—they're buying near one of the largest concentrations of new development in North Texas.

Amenities & Lifestyle
Fields is being developed around championship golf, trails, parks, entertainment, dining and a walkable mixed-use town center.
- Brookside Club: The approximately $13 million amenity center includes a fitness center, outdoor pool, tennis and pickleball courts, fitness programming and gathering/event spaces.
- Trails, parks & lakes: Fields plans more than 25 miles of hike-and-bike trails, 250+ acres of parks and open space, and approximately 89 acres of lakes and water features.
- PGA Frisco: Fields Ranch includes two 18-hole championship courses designed by Gil Hanse and Beau Welling, along with The Swing lighted short course and a large putting course. The Omni PGA Frisco Resort & Spa adds restaurants, resort amenities and Mokara Spa.
- Fields West: The approximately 55-acre mixed-use district is planned as a walkable destination incorporating shopping, restaurants, offices and residences. Announced tenants include Bloomie's, Arhaus, Alo Yoga, Kendra Scott, Mastro's Steakhouse and Sixty Vines. Phased opening beginning in late 2027 and continuing into 2028.
- Universal Kids Resort: Opened July 1, 2026, Universal's first theme park designed specifically for families with younger children. The resort includes seven themed lands and a 300-room hotel.
Important: Brookside Club access is tied to specific neighborhoods, including Brookside and The Preserve. Buyers should verify exactly which amenities are included with a particular property rather than assuming every Fields resident receives identical access.
Schools
Fields is served by Frisco ISD, including portions of the development located in Denton County.
For example, Landon's Brookside North information currently identifies:

School assignments can vary by location, and Frisco ISD may adjust attendance boundaries as development continues.
Always verify the assigned schools using the specific property address before purchasing.
Taxes & HOA
One attractive feature of Fields compared with some newer DFW master-planned communities is that buyers may not face the same overall tax rates found in developments carrying substantial MUD or other special-district taxes.
Fields spans portions of Denton and Collin counties, so the exact taxing entities depend on the property.

Frisco ISD adopted a 2026 tax rate of $1.0194 per $100 of taxable value, unchanged from the prior year.
Because the other taxing entities may adopt rates on different schedules, I would treat the totals above as an estimate based on the most recently available rates, not promise a blanket 2026 rate for every Fields property.
HOA
Brookside HOA dues have been listed around $2,700 per year, although dues can vary by neighborhood, property type and amenity package.
Using approximately a 1.63% tax rate on the Denton County side, taxes plus a $2,700 annual HOA would be roughly:

My Observation of Fields
Fields is different from most new-home communities in DFW because you're not simply buying into a subdivision that's adding houses and amenities. You're buying into a much larger development that is still being built around you.
PGA Frisco, the Omni resort and Universal Kids Resort are already here, and residents are already living in portions of Fields. But Fields West, additional neighborhoods, thousands of residences and significant commercial development are still ahead.
For buyers, that creates both opportunity and something to think carefully about.
Getting into Fields during this stage means buying before the overall development reaches maturity, but it also means construction and change will remain part of the environment for years.
I would pay particularly close attention to:
- The specific neighborhood and builder
- What's planned around the homesite
- Future roads and commercial development
- Amenity access
- Builder incentives
- HOA dues
- Property taxes
- Proximity to Fields West
- Proximity to PGA Frisco and the Dallas North Tollway
Bottom line: Fields already has destination-level amenities that most master-planned communities will never have, but the larger vision is still taking shape. That's a big part of both its appeal and what buyers need to understand before purchasing.
How to Buy New at Fields
Fields has more builders, neighborhoods and price bands than most communities, so it makes sense to compare sections side by side before committing to the first model home you visit.
- Bring your agent on your first visit. Builder registration and buyer-agent policies vary, so it's best to establish representation before touring.
- Compare neighborhoods, not just floor plans. A great house in the wrong section may not give you the location or amenities you expected.
- Ask about closeouts. When a builder reaches the end of a collection, remaining inventory can be limited—but there may also be opportunities to negotiate.
- Compare quick move-ins with build-from-scratch homes. Inventory homes can sometimes carry stronger incentives because the builder already has money tied up in the property.
- Look beyond today's view. Fields is still developing. Ask what is planned for the vacant land, roads and commercial parcels around a homesite.
- Plan more time for The Preserve. Custom construction involves choosing the homesite and builder and then designing and constructing the home.
- Use independent inspections. For a new build, consider inspections at major construction stages such as pre-pour, pre-drywall, final completion and before the builder warranty expires.
Buyer-agent compensation policies vary by builder and transaction. Confirm the builder's current policy before the first visit.
