City Guide

    Northwest Fort Worth, TX

Northwest Fort Worth is one of the fastest-building parts of the city. New neighborhoods stretch from Loop 820 north toward Bonds Ranch Road and west to Eagle Mountain Lake, with newer homes at prices in the middle of the Fort Worth market. I was born and raised in Fort Worth, and this side of town looks very different than it did even ten years ago. Here's what to know before you make the move.

    Where Northwest Fort Worth Is

This guide covers the Fort Worth neighborhoods in zip codes 76179 and 76131, between Eagle Mountain Lake on the west and I-35W on the east. The city of Saginaw sits in the middle of the area and has its own guide. Typical drive times outside rush hour:

    • About 20-25 minutes to downtown Fort Worth
    • About 15-20 minutes to the Alliance employment corridor
    • About 20-25 minutes to Lockheed Martin and the Joint Reserve Base
    • About 30-35 minutes to DFW International Airport

    Newer Homes, Mid-Range Prices

The #1 reason buyers choose Northwest Fort Worth is a newer home, often new construction, at a price near the middle of the Fort Worth market.

    Eagle Mountain Lake

The lake on the west side offers boating, fishing, and public parks with trails and a swim beach.

    Schools

Most of Northwest Fort Worth is zoned to Eagle Mountain-Saginaw ISD, which has four high schools: Boswell, Chisholm Trail, Saginaw, and Eagle Mountain. Some neighborhoods on the north side are zoned to Northwest ISD instead.

    A few things to know:

    • Confirm school zoning by address. A Fort Worth mailing address tells you nothing about the district.
    • Both districts are growing fast and adjust attendance boundaries as new campuses open. Check the current map before you write an offer.
    • Check current campus ratings at txschools.gov, the state's accountability site.

    What to Expect Cost-Wise

Median single-family sale prices from July through September 2026, compared with about $335,000 for Fort Worth as a whole:

    • 76179 (toward Eagle Mountain Lake, including Marine Creek Ranch, Twin Mills, and Lake Vista Ranch): about $325,000, with a median of 44 days on the market.
    • 76131 (the east side, including Copper Creek, Bar C Ranch, and Santa Fe Trails): about $333,945, with a median of 41 days on the market.

    Other costs to plan for:

    • New construction is a large share of what's for sale, and builders often offer rate buydowns or closing-cost credits.
    • Special district taxes apply in some newer neighborhoods. Ask whether a home is inside the Fort Worth city limits or in a utility district, because the tax bill differs.
    • Property taxes typically fall between 2.0% and 2.5% of assessed value before any special district, depending on the exact address.
    • HOA dues are standard in the newer neighborhoods, usually covering a pool, parks, and trails.
    • No state income tax, which matters if you're coming from a high-income-tax state.

Getting a Feel for the Area Before You Arrive

    • Marine Creek Ranch. A large master-planned neighborhood near Marine Creek Lake.
    • Twin Mills, Lake Vista Ranch, and Villages of Eagle Mountain. Subdivisions along the roads leading toward Eagle Mountain Lake.
    • The Resort on Eagle Mountain Lake. A gated golf course community on the lake.
    • Copper Creek, Bar C Ranch, and Santa Fe Trails. Neighborhoods on the east side of the area, in 76131, closer to US-287 and I-35W.
    • Eagle Mountain Lake. Eagle Mountain Park has hiking trails, and Twin Points Park has a swim beach and boat ramp.

The trade-off is growth. The main roads are still catching up with the number of new homes, and the railroad crossings in and around Saginaw can add delays.

    Practical Relocation Steps

    1. Pick the school district first. Decide between Eagle Mountain-Saginaw ISD and Northwest ISD, then search by attendance zone.
    2. Ask about special districts. Find out whether the home is in the city limits, a utility district, or an improvement district before you compare prices.
    3. Call me before you visit a model home. Builders usually require your agent to be registered on your first visit.
    4. Drive your commute at rush hour, including any railroad crossing on the route.
    5. Compare new construction against resale. Builder incentives can make a new home cost less per month than a similar resale.
    6. Check the flood zone for homes near Eagle Mountain Lake and Marine Creek.

    Who Northwest Fort Worth Fits

    • Buyers who want a newer home at a mid-range price
    • Buyers who want Eagle Mountain-Saginaw ISD zoning
    • Buyers who work at Alliance, at Lockheed Martin, or in downtown Fort Worth
    • Buyers who want to live near a lake with public parks

    Bottom Line

Northwest Fort Worth offers new and nearly new homes near Eagle Mountain Lake for less than most of the north side. You trade that for busy roads and a tax bill that depends on which district a home sits in. Confirm the school district and the special districts before you settle on a neighborhood.
