Homes in Birdville ISD: Prices, Cities, Schools & Taxes (2026)

By Brent Reiter, REALTOR® · Last updated November 4, 2026

Birdville ISD covers most of North Richland Hills, Haltom City, Richland Hills and Watauga, plus part of Hurst and a sliver of Fort Worth. I live in North Richland Hills, inside the district, so this is my home turf. Below is what 1,314 single-family homes in Birdville ISD actually sold for over the past year, broken down by city and high school zone, with the 2026 tax numbers.

One rule before anything else: a city name or ZIP code doesn't tell you the school district. North Richland Hills, Watauga and Hurst are each split between Birdville ISD and other districts. Confirm the district and campus for the exact address before you make an offer.

    Birdville ISD High School Zones

Birdville ISD has three comprehensive high schools. Here's what homes sold for in each attendance zone over the past year:

Attendance zones as listed in the MLS. Five sales with a missing or nonstandard school entry are left out.

    Haltom High School389$270,0001,480 sq ft1971

The district's homes feed into seven middle schools and many more elementary campuses. Boundaries change, and the MLS can be wrong, so check the exact address with Birdville ISD's school maps. For campus ratings, use the state's accountability site, txschools.gov.

Birdville ISD Property Tax Rate (2026)

Birdville ISD's 2026 rate is $1.18654 per $100 of taxable value. Your total depends on the city. These combined rates add the city, Tarrant County ($0.186), JPS Health Network ($0.159) and Tarrant County College ($0.12):

2026 adopted rates, Tarrant County Tax Assessor-Collector. Before exemptions.
City (Birdville ISD address)City rateCombined rate per $100
    North Richland Hills$0.555144about $2.21
    Haltom City$0.556999about $2.21
    Richland Hills$0.569027about $2.22
    Watauga$0.605800about $2.26
    Hurst$0.668422about $2.32
Fort Worth (adds the $0.0273 water district)$0.705650about $2.38

Example: a $330,000 home in North Richland Hills with a homestead exemption owes about $5,020 a year (about $420 a month). Without the homestead, it's about $7,280. The school homestead exemption removes $140,000 from the school district's taxable value. My Texas property tax guide explains how exemptions and protests work.

How Fast Homes Sell in Birdville ISD

    • Median time on market: 24 days.
    • About 1 in 4 homes sold within a week, and about 1 in 4 took 60 days or more.
    • Median sale price was 99.4% of the final asking price and 97.9% of the original asking price, so many sellers made a price cut before selling.
    • Fastest: the Birdville part of Hurst (14 days median). Slowest: Richland Hills (37 days).

What I Tell Buyers Looking in Birdville ISD

    1. Confirm the district by address. In North Richland Hills, Watauga and Hurst, two houses on the same side of town can be in different districts, with different schools and tax rates.
    2. Decide which matters more: price or age. Under $300,000 usually means a home built before 1980. Budget for an inspection that looks hard at the foundation, roof, plumbing and electrical.
    3. Compare the full monthly cost. The tax rate runs about $2.21 to $2.38 depending on the city, and some newer neighborhoods add HOA dues.
    4. Look at the high school zone you'd actually be in. Prices differ by about $135,000 between the Birdville and Haltom zones, mostly because of home age and size.

Fair housing note: this page reports facts about attendance zones, prices and tax rates. It doesn't rank schools or neighborhoods. For school performance, use the state's ratings on txschools.gov and visit the campuses yourself.
