    Before you tour a Pecan Square model or submit an online inquiry, check that builder's agent-registration rules; policies vary, and some builders may require you to register your agent first. Five builders are selling new homes in this 1,200-acre Northlake community, with advertised starting prices from $299,990 for townhomes to $933,990 on 100-foot homesites. The Town Square, pools and The Arena are open, and an elementary school is inside the community. This guide covers builders, prices, schools, HOA dues and taxes so you can compare options before you visit.

    Pecan Square is a 1,200-acre Hillwood community on FM 407 in Northlake, about a mile west of I-35W in Denton County. It's zoned to Northwest ISD, rated B (82) for 2026, with Johnie Daniel Elementary inside the community and Barksdale Middle School, which opened nearby for the 2026–27 school year. Five builders are selling, with starting prices from $299,990 for townhomes to $933,990 on 100-foot homesites. Major community amenities are open.

    Why Call a REALTOR® Before You Tour or Contact a Builder

    The people in Pecan Square's model homes are friendly and knowledgeable, and they work for the builder. Their job is to sell that builder's homes at that builder's price. Having your own agent from the start changes what you walk away with:

    • Check registration rules first. Some builders require your agent to register you before your first in-person visit, and an online inquiry may count as initial contact. Rules vary, so check with each builder before visiting or submitting your information.
    • You see every builder's deal, not just one. Pecan Square has 5 builders, and their incentives change often: rate buydowns, closing-cost credits and price cuts on move-in-ready homes, each with its own conditions. I line them up side by side.
    • Someone negotiates for you. Price, lot premiums, upgrades, closing costs and which incentive actually fits your loan.

    Where Pecan Square Is

    Pecan Square sits on FM 407 about a mile west of I-35W in Northlake, in southern Denton County. The Greeting House, the community's welcome center, is at 2701 North Market Square Lane, Northlake, TX 76247. Hillwood built the community on a former horse ranch: the heritage pecan trees along the entry drive were kept, Jackson Hall stands where the ranch's barn was and is designed to look like one, and the old 22,000-square-foot horse arena became The Arena. The plan calls for about 3,100 homes on roughly 1,200 acres.

    Pecan Square is inside the Town of Northlake, so homeowners pay Northlake's town tax and get town water and sewer; electric is CoServ and gas is Atmos, per David Weekley's community page. Pecan Square addresses read Northlake, TX 76247, and the active MLS listings I checked on September 28, 2026 all show Northlake as the city. The 76247 ZIP is shared with Justin, so don't be thrown if a map or mailing label says Justin: Pecan Square is inside the Town of Northlake and zoned to Northwest ISD. Verify jurisdiction for any specific address.

    Starting prices show where a builder's base plan begins. Closed sales show what buyers actually paid. Over the last 365 days, Pecan Square had 120 closed sales in the MLS, with a median price of $564,726. Most of them, 97 of the 120, closed between $400,000 and $700,000, and 21 closed at $700,000 or more.

    Which Part of Pecan Square Is Selling Now?

    Pecan Square is in its later phases. Highland Homes is marketing its current 50-foot section as the final phase, and David Weekley's Estates collection, on 70- and 100-foot homesites, is down to its last few homes. The newest additions are Drees Custom Homes on 100-foot homesites and Cadence Homes' townhomes. If you want a specific lot size or location, ask each builder how many homesites are left in that section. Choices narrow quickly this late in a community.

    Pecan Square is zoned to Northwest ISD, rated B (82) for 2026. Johnie Daniel Elementary sits inside the community, and Floyd Barksdale Middle School opened near Pecan Square for the 2026–27 school year; under Northwest ISD's new boundaries, all of Daniel's attendance zone feeds Barksdale. The developer lists Byron Nelson High School for Pecan Square, but Northwest ISD expects to redraw attendance boundaries again when Davis High School, its fourth comprehensive high school, opens for 2027–28. Confirm the assigned campuses for any specific address directly with Northwest ISD.

    This is where Pecan Square differs most from newer master plans: the amenities are built and open now.

    • The Town Square: — Jackson Hall anchors the square with resort-style pools, a fitness center and a game room, alongside The Lawn for picnics, games and yoga, and Post & Parcel with Amazon Hub lockers.
    • The Arena: — The ranch's original 22,000-square-foot horse arena, now a covered, open-air venue for sports, concerts and resident events.
    • The Greeting House: — A two-story coworking space that doubles as the welcome center.
    • Beyond the square: — Pickleball at The Courts, the Blue Horizon Pool, The Barking Lot dog park, Elm Tower at the community's highest point, pocket parks and trails.
    • Canopy technology bundle: — The developer's package includes Wi-Fi, a Ring doorbell and an Echo Show at move-in, plus an on-site home automation specialist. Internet is billed through the HOA.
    • Lifestyle program: — A full-time, on-site lifestyle team runs events year-round. Pecan Square won the 2021 People's Choice Community of the Year award.

    The developer also shows plans for a future Northwest ISD high school and stadium complex. Ask for a written timeline on anything planned that matters to your decision.

    HOA and Property Taxes

    HOA: Pecan Square's dues depend on lot type and are billed twice a year, on February 1 and August 1. Every tier includes Frontier internet service.

    Taxes: Pecan Square homes pay six taxing units: Denton County, Northwest ISD, the Town of Northlake, Denton County Emergency Services District Nos. 1 and 2, and Northlake Municipal Management District No. 1. The MMD is a special district tax that pays for the community's infrastructure, and at 0.705 per $100 it's about 29% of the total rate.

    Rates are 2025 rates from the developer's HOA and Taxes page, cross-checked with Northwest ISD's voter-approved rate of $1.0841 and the Town of Northlake's adopted FY2025–26 rate of $0.295. The estimate assumes a $550,000 homestead, the $140,000 school exemption, Northlake's 20% exemption and Denton County's published homestead exemption. The ESD exemption amounts remain unconfirmed, so this estimate applies no ESD homestead reduction. Verify current rates, exemption eligibility and parcel taxing units with Denton County before budgeting.

    What I Tell Buyers About Pecan Square

    Pecan Square is further along than most master-planned communities you'll tour in North Texas right now, and that's the main thing buyers should understand. The Town Square, the pools, The Arena, the fitness center and the coworking space are open, Daniel Elementary is inside the community, and Barksdale Middle School opened nearby for this school year.

    That's a real advantage. You're not buying a rendering or waiting years for a clubhouse. You can walk the streets, talk to neighbors and see what the finished community looks like before you sign.

    The trade-off is timing. Pecan Square is in its later phases, and some builders are already selling their final sections, so lot selection is narrower than it was a few years ago. You'll also be comparing new construction against resale homes in the earlier sections. When I help buyers evaluate Pecan Square, I line up new homes next to recent resales and look closely at lot location, builder incentives, the MMD tax, the HOA tier and the total monthly payment.

    Bottom line: Pecan Square already delivers what a lot of newer communities are still promising. For the right buyer, that certainty is worth it, as long as you run the full monthly numbers, including a tax rate above 2.4%.

    A few more things I tell every buyer here:

    • Budget for the MMD. Northlake MMD No. 1 adds 0.705 per $100, about $3,900 a year on a $550,000 home, on top of the county, school, town and ESD taxes.
    • Count the internet in the HOA. Dues run $2,260 to $7,060 a year depending on lot type, but every tier includes internet, which offsets part of the cost.
    • Don't read too much into the ZIP code. 76247 is shared with Justin, but Pecan Square is in the Town of Northlake and Northwest ISD.
    • Ask about high school boundaries. Northwest ISD plans to rezone when Davis High School opens for 2027–28.
    • Compare new and resale side by side. A resale here may come with landscaping, fencing and window coverings already done; a new home comes with builder incentives and a warranty. Recent sales are your yardstick: the median over the last 365 days was about $565,000.
    • Get the final price in writing. Lot premiums and options change the comparison between builders more than the base price does.
