Below is what 3,763 single-family homes sold for, by city and high school zone, with the 2026 tax numbers.
Far north Fort Worth is split among Northwest, Keller and Eagle Mountain-Saginaw ISDs, so confirm the district for the exact address before you make an offer.

- Many new communities sit outside city limits. A Justin, Haslet or Northlake address can mean a municipal utility district (MUD) instead of a city, which changes the tax bill.
- Trophy Club and Roanoke are the established, higher-priced part of the district, with Byron Nelson High School.

Northwest ISD High School Zones
Here's what homes sold for in each high school attendance zone over the past year:
| High school zone | Sales (12 mo.) | Median price | Median size | Typical year built |
|---|---|---|---|---|
| Northwest High School | 1,998 | $385,000 | 2,180 sq ft | 2025 |
| V.R. Eaton High School | 947 | $425,000 | 2,520 sq ft | 2020 |
| Byron Nelson High School | 806 | $525,500 | 2,740 sq ft | 2012 |
With this much growth, Northwest ISD redraws attendance zones and opens new campuses often, so the zone in an older listing may already be out of date. Check the exact address with the district's school boundary lookup. For campus ratings, use txschools.gov.
Northwest ISD Property Tax Rate (2026)
Northwest ISD's 2026 rate is $1.0638 per $100 of taxable value. The rest of the bill depends on the county and city. Tarrant County addresses add the county ($0.186), JPS ($0.159) and Tarrant County College ($0.12); Denton County addresses add Denton County ($0.183394); Wise County addresses add Wise County (about $0.265).
| Address | City rate | Combined rate per $100 |
|---|---|---|
| Fort Worth, Tarrant County part (adds the $0.0273 water district) | $0.705650 | about $2.26 |
| Haslet (Tarrant County) | $0.361379 | about $1.89 |
| Trophy Club (Denton County) | $0.412864 | about $1.66 |
| Roanoke (Denton County) | $0.326182 | about $1.57 |
| Newark (Wise County) | $0.574801 | about $1.90 |
Example: a $385,000 home (the Northwest High School zone median) owes about $8,710 a year inside Fort Worth city limits, but about $7,280 in Haslet, before exemptions. Many new communities outside city limits charge a MUD tax instead, often close to $1 per $100, so ask for the full tax rate before you compare. My Texas property tax guide explains exemptions and protests.
How Fast Homes Sell in Northwest ISD
- Median time on market: 61 days.
- About 1 in 10 homes sold within a week, and about half took 60 days or more.
- Median sale price was 98.8% of the final asking price and 96.3% of the original asking price.
- New construction slows the numbers down. Builders keep many finished homes on the market at once, so half of all sales took two months or more.
What I Tell Buyers Looking in Northwest ISD
- Confirm the district by address, especially in far north Fort Worth, where Northwest, Keller and Eagle Mountain-Saginaw ISDs meet.
- Ask whether the home is in a MUD or PID. Two homes at the same price can have tax bills thousands of dollars a year apart.
- Use builder competition. With hundreds of new homes for sale at once, incentives like rate buydowns are common. See current builder incentives.
- On new construction, bring your agent on the first visit. Builders usually require your agent to be registered at the start. See Do I need an agent for new construction?
Fair housing note: this page reports facts about attendance zones, prices and tax rates. It doesn't rank schools or neighborhoods. For school performance, use the state's ratings on txschools.gov and visit the campuses yourself.
