    Northlake is one of North Texas's fastest-growing towns: its population more than doubled from 5,201 in 2020 to an estimated 12,036 in 2025. It sits on I-35W between Fort Worth and Denton, three miles north of Alliance Airport, and pairs award-winning master-planned communities with large stretches of rural acreage.

    Home choices range from resale homes in established neighborhoods and master-planned communities to new construction, custom homes, and acreage properties outside subdivisions.

    Best fit: Buyers who want newer homes and highly rated schools, Alliance-area commuters, and anyone looking for acreage without leaving DFW.

    Northlake's NTREIS snapshot as of September 28, 2026, included 197 active residential listings, with a median list price of $644,490 and median cumulative days on market of 105. During the preceding 12 months, 414 residential listings closed at a median sale price of $575,000. Closed homes sold for a median 97.3% of list price and had a median 74 cumulative days on market. At the 12-month pace of about 34.5 closings a month, the 197 active listings represent roughly 5.7 months of inventory, close to what's generally considered a balanced market.

    The report includes a wide mix of homes, from newer construction in master-planned communities to resale and rural acreage properties, so prices and market times vary by property and location.

Buyers can also look at resale homes in established neighborhoods, existing homes within the communities below, and properties on larger lots or acreage. School district and tax details can vary by address.

    School Districts

    Northlake is split between Northwest ISD and Argyle ISD, and the line runs by community and address, so verify zoning before you buy. Pecan Square is Northwest ISD, Canyon Falls and The Ridge are Argyle ISD, and Harvest has both.

    Johnie Daniel and Lance Thompson both feed Barksdale Middle School. In Argyle ISD, all sixth graders attend the district's Sixth Grade Center before moving to middle school for grades 7–8. High school depends on your zone: Byron Nelson or Northwest High in Northwest ISD, Argyle High in Argyle ISD. Both districts open new high schools in 2027–28, Davis High in Northwest ISD and Argyle Legacy High in Argyle ISD, and Northwest ISD expects to redraw high school boundaries, so confirm zoning by address.

    Things to Do

    Northlake's entertainment hub is the I-35W and SH 114 corridor, where Texas Motor Speedway anchors a growing sports-and-entertainment district.

    • Children's Health StarCenter Multisport: Opened March 31, 2026, at 13850 Chadwick Parkway, with two NHL-size rinks, public skating, youth and adult leagues, and eight courts that convert to 16 volleyball courts. The attached two-story Shark Club Sports Bar & Grill opened in August.
    • Texas Motor Speedway: Racing and major events on Northlake's southern edge, near the town's first full-service hotel, the Cambria Hotel & Northlake Conference Center.
    • Shopping & dining: Northlake Commons on FM 407 has a town square with shops, restaurants, and services. Tom Thumb anchors Harvest Town Center, and Tanger Outlets sits near the speedway.
    • Family fun: Hawaiian Falls waterpark in neighboring Roanoke is a short drive.
    • Neighborhood amenities: Pecan Square's Town Square and The Arena, Harvest's working farm and 11-acre lake, and The Ridge's resort pool and outdoor ninja course are perks for residents.
    • Day trips: The historic Denton Square is a short drive north. Grapevine Lake, Historic Downtown Grapevine, and Southlake Town Square are all within easy reach.

    Northlake sits on I-35W, with SH 114 and FM 407 as its main cross routes, so the Alliance job hub is minutes away and DFW Airport is under 20 miles.

    Jobs are close to home, too. Northlake has 8M+ square feet of industrial space built, and employers in town include Mainfreight, TreeHouse Foods, Volvo, Schluter Systems, Stanley Black & Decker, 3M, Clorox, and Walgreens.

    Taxes & Cost of Living

    Property taxes vary across Northlake. For 2026, the Town of Northlake rate is $0.295 per $100 of taxable value. The school tax rate differs between Northwest ISD and Argyle ISD. Some Northlake mailing addresses may also be outside Town limits, where the Town tax does not apply.

    The table below shows a baseline on a $575,000 taxable value. It includes Denton County, the applicable school district, and—where applicable—the Town of Northlake. It excludes homestead exemptions, emergency services districts, and other special-district taxes.

    Buying a home you'll live in? The $140,000 school homestead exemption alone cuts roughly $120–$135 a month from these estimates, and inside Town limits, Northlake's 20% homestead exemption saves about $28 more.

    Special districts can add substantially to the bill. For example, the Town lists rates of $0.695 per $100 for Canyon Falls WCID No. 2, $0.705 for Northlake MMD No. 1 (Pecan Square) and Northlake MMD No. 2, and $0.73 for Belmont FWSD No. 1. The Highlands has a per-acre PID assessment; Harvest's PID was dissolved in 2024. These districts apply only to properties within their boundaries.

    Some homes outside master-planned communities may have little or no HOA, but that does not guarantee lower monthly costs. Compare the actual tax bill, HOA or district assessments, utilities, insurance, and—on acreage properties—maintenance needs. Always verify the taxing units and current rate for the specific address using the Denton County tax estimator.

    The community examples below are for comparison. Pecan Square's rate is its full 2025 total, including Northlake MMD No. 1 and two emergency services districts; the Harvest and The Ridge rates come from builder materials and may reflect other tax years. Verify the current tax rate and HOA for any specific address.

    What's Coming

    Northlake's next wave is retail, schools, and jobs, which should make daily life more convenient in a town still growing fast.

    • New retail centers: Northlake Crossing (Gibbs and Robson Ranch roads, by The Ridge) and Pecan Plaza (Gibbs Road and FM 407, by Pecan Square) are under construction.
    • Entertainment district build-out: More retail, restaurants, offices, green space, and trails are planned around the StarCenter near I-35W and SH 114.
    • Schools: Northwest ISD's Davis High and Argyle ISD's Argyle Legacy High both open in 2027–28, and Pecan Square has plans for an on-site high school and stadium complex.
    • Jobs: Northlake ultimately plans 30M+ square feet of industrial space, nearly four times what is built today.
