    Wildflower Ranch has 13 builders, a resort-style lazy river and new homes from the $330s. With that many sales offices competing for you, the first one you walk into matters. Many builders only recognize an agent who registers you on your very first visit, and at some, filling out a form on the builder's website counts as that first visit. This guide covers what you need to know about Wildflower Ranch: builders, prices, schools, HOA and taxes. Read it before you tour, and call or text me before you walk into your first model.

    Wildflower Ranch is a 1,100-acre master-planned community in north Fort Worth, off Highway 114 about 5 miles west of I-35W. It has a Justin 76247 mailing address but sits in Fort Worth's extraterritorial jurisdiction (ETJ), so there's no city property tax. It's zoned to Northwest ISD, with Perrin Elementary in the middle of the neighborhood. Thirteen builders offer new homes from the $330s to the $700s, with about 3,300 homes planned at build-out.

    The people in Wildflower Ranch's model homes are friendly and knowledgeable, and they work for the builder. Their job is to sell that builder's homes at that builder's price. Having your own agent from the start changes what you walk away with:

    • Your first visit decides it. Many builders require your agent to register you on your first visit, and at some, an online inquiry counts. Call first and you keep your options open.
    • You see every builder's deal, not just one. Wildflower Ranch has 13 builders, and their incentives change often: rate buydowns, closing-cost credits and design money, each with its own conditions. I line them up side by side.
    • Someone negotiates for you. Price, lot premiums, upgrades, closing costs and which incentive actually fits your loan.
    • The builder's contract gets a second look. Builders usually use their own purchase contracts. I walk you through the deposits, the timelines and what happens if construction runs late.
    • Your numbers get checked. MUD taxes, first-year taxes, escrow and HOA dues, so nothing surprises you at closing or in year two.
    • You get your own inspections. Even with the builder's inspections in place, I help you schedule your own inspector before drywall and at final.

    Spotlight: Toll Brothers at Wildflower Ranch

    • Elite Collection (50-foot homesites): six plans from $399,995 (the Aiden, 1,992 sq ft) to $548,995 (the Audrey, 3,177 sq ft). Quick move-ins currently run $467,000 to $599,000.
    • Select Collection (60-foot homesites): plans from $505,995 (the Rotan, 2,499 sq ft) to $612,995 (the Pampa, 3,453 sq ft). Quick move-ins currently run $543,723 to $699,000.
    • What that means: the starting price is the smallest plan before lot premiums and upgrades. Most Toll homes for sale here right now are priced $470,000 to $700,000. Check with me for current availability before you go.

    Schools

    Wildflower Ranch is zoned to Northwest ISD, and Perrin Elementary sits right in the center of the community. Recent listings and builder sites show Chisholm Trail Middle School and Northwest High School for Wildflower Ranch homes. Assignments can shift as Northwest ISD grows, so confirm the campuses for any specific address before you buy.

    Amenities and Daily Life

    • Lazy river and pool — a resort-style lazy river with a pool deck and shaded gathering areas.

    • Corner store — an on-site convenience store you can walk to.
    • Community events — run by an on-site HOA manager and lifestyle coordinator.

    Renting First? Meadowlark at Wildflower Ranch

    Wildflower Ranch includes Meadowlark, a neighborhood of 129 single-family rental homes. They're three-bedroom homes from 1,600 to 2,066 sq ft, and rents started around $2,595 a month when leasing opened in August 2025. If you're renting at Meadowlark or anywhere nearby, call or text me.     HOA and Property Taxes

    HOA: about $800–$950 a year, based on builder and listing sites. Confirm the exact amount for your section before you buy.

    Taxes: Because Wildflower Ranch is in Fort Worth's ETJ rather than city limits, there's no city property tax. Homeowners pay Denton County, Northwest ISD and a MUD. A MUD, or Municipal Utility District, is a special district approved by the state that pays for water, sewer and drainage in the community. Homes in the two sections we checked are in Tradition MUD No. 2B.

    2025 adopted rates. Taxing units confirmed through the Denton Central Appraisal District on homes in two different sections of the community: Denton County, Northwest ISD and Tradition MUD No. 2B, with no city tax. Some sections may be in a different Tradition MUD, so verify by address. Denton County has proposed a lower rate for 2026.

    What I Tell Buyers About Wildflower Ranch

    One thing that stands out about Wildflower Ranch is the unusually wide range of new-construction choices within one master-planned community. Current advertised starting prices run from the low $330s into the $500s and beyond, with everything from smaller, more affordable floor plans to homes exceeding 3,500 square feet.

    With 13 builders, buyers aren't locked into one price point or one style of home. Beazer currently offers one of the lowest advertised entry points, while builders such as Highland, Coventry and Toll Brothers give buyers opportunities to move into larger homes, wider homesites and more upscale product.

    That also makes Wildflower Ranch a community where shopping the builders matters. Two homes with similar prices can have very different square footage, lot sizes, included features, incentives, closing-cost assistance and promotional interest rates.

    My takeaway: Don't judge Wildflower Ranch by the first model home you visit. With this many builders competing in the same community, it pays to compare several before deciding which offers the best combination of home, homesite and monthly payment for you.

    A few more things I tell every buyer here:

    • The MUD is the biggest line on your bill. On a $450,000 home, the MUD runs about $4,500 a year. Once you have a homestead exemption, that's more than your school taxes (about $3,361). Build it into your monthly payment from day one.
    • File for your homestead exemption. On a $450,000 home, it saves about $1,518 a year.
    • Your first tax bill may be low. Texas values homes as of January 1, so if yours wasn't finished by then, the first bill may reflect only the lot or a partly finished house. Budget for the full amount in year two so an escrow shortage doesn't surprise you. In one Wildflower Ranch home I looked up, the 2026 appraisal covered only the $63,000 lot because the house wasn't finished on January 1.
    • Don't mix up D.R. Horton and DRB Homes. They're different builders with different plans, pricing and incentives.
