Harvest is Hillwood's original agrihood: a 1,200-acre community built around a working farm at I-35W and FM 407, between Argyle and Northlake. It's also in its final stretch. Two builders are advertising new homes, with starting prices from $344,614 for townhomes and $450,568 for single-family homes, and new-construction choices are narrowing. The school district changes by section, Argyle ISD in some and Northwest ISD in others, so the address matters more here than almost anywhere in North Texas. Many builders only recognize an agent who registers you on your very first visit, and at some, filling out a form on the builder's website counts as that first visit. Where Harvest Is
Harvest sits at I-35W and FM 407 in southern Denton County, between Argyle and Northlake. The HOA and lifestyle office is at 1301 Homestead Way, Argyle, TX 76226, and Farmhouse Coffee & Treasures is on the same street. Hillwood sold the first homes in 2013, and the plan calls for more than 4,000 homes on about 1,200 acres.
Here's what trips buyers up: Harvest isn't inside the town limits of Argyle or Northlake. It sits in the extraterritorial jurisdiction of both towns, so instead of a city tax, homeowners pay a fresh water supply district tax that pays for the community's water, sewer and other infrastructure. Most addresses list as Argyle, TX 76226 and a few as Northlake, but neither tells you the school district, which depends on the section: some streets are Argyle ISD and others are Northwest ISD. That split is the first thing to verify on any Harvest address.

Which Part of Harvest Is Selling Now?
Harvest is in its final phases, and Hillwood has said the last phase should wrap up in 2028. New construction is concentrated in David Weekley's Retreat at Harvest and Tri Pointe's Terrace and Cottage collections, mostly smaller homesites and townhomes. Earlier releases included estate homes from Toll Brothers and Drees Custom Homes on 1- to 3-acre homesites in the northwest corner; ask whether any remain before you plan around one. With new inventory this limited, resale is where you'll find the widest range of lot sizes and price points.
Current Builder Incentives
Both builders are advertising promotions right now, and at least one David Weekley offer runs only through October 1, 2026. Most incentives come with conditions: a preferred lender, a close-by date, or a certificate you have to bring to your first model visit. Schools
Harvest is split between two districts. Argyle ISD, rated A (92) for 2026, serves some sections, including The Retreat; Northwest ISD, rated B (82), serves others. Three elementary schools sit inside the community, including Argyle West (Argyle ISD) and Lance Thompson (Northwest ISD). On the Northwest ISD side, Lance Thompson's attendance zone now feeds Barksdale Middle School, which opened for 2026-27, and the district expects to redraw high school boundaries when Davis High School opens for 2027-28. On the Argyle ISD side, Scott Gibson Middle School (grades 7-8) opened in 2026, and the district has announced a second high school, Argyle Legacy. Confirm the assigned campuses for any specific address directly with the district.

Amenities and Daily Life
Harvest's amenities are built and open, and the farm is what sets it apart.
- Harvest Farms: A working farm with resident garden plots, a greenhouse, community crops and orchards.
- Central Park: A 1.5-mile green space with trails and an event lawn, plus the Historic Farm House.
- Pools and fitness: Three resort-style pools and The Fit Barn, an indoor/outdoor fitness center with a lap pool and basketball and volleyball courts.
- The lake and trails: An 11-acre lake for fishing, miles of trails, parks, playgrounds and a dog park.
- Coffee and shopping: Farmhouse Coffee & Treasures near the HOA office, with Harvest Town Center and Northlake Commons close by.
- Lifestyle program: More than 300 resident events a year.
- Rent first: Harvest also has lease homes through BB Living if you want to live in the community before you buy.
HOA and Property Taxes
HOA: Harvest's dues are billed twice a year, on January 1 and July 1, and the HOA is professionally managed by FirstService Residential. For 2025, most homes paid $2,070 a year, which includes a basic Frontier internet and cable TV package.

Taxes: Because Harvest sits outside town limits, there's no city tax. Homeowners pay Denton County, their school district and a fresh water supply district that pays for Harvest's infrastructure; Harvest is inside two of these districts. Hillwood puts the total at $2.09 to $2.482 per $100 of value, depending on where the home sits and which school district it's in. Harvest's HOA community information notes that once the water district's bonds are retired, the district will likely dissolve and Harvest will become part of the Town of Northlake.

What I Tell Buyers About Harvest
Harvest is the more established of Hillwood's two big communities on FM 407. The first homes sold in 2013, and the farm, the pools, The Fit Barn, Central Park and three elementary schools are already in place. What you see is what you get.
The biggest decision here usually isn't the builder. It's the school district. Two homes a few streets apart can be zoned to different districts, and that can affect price, resale and your daily routine. Before we look at a single house, I confirm which district each street is in.
The trade-off is timing. Harvest is in its final phases, so new-construction choices are limited: two builders, mostly smaller homesites and townhomes. If you want a larger lot or a particular section, the resale market is where you'll find it, and I line up resales next to the builders' current offers so you can compare.
Bottom line: Harvest gives you finished amenities, a real working farm and a choice of two strong school districts. Just make sure you know which district, and which tax rate, come with the address you're buying.

- Count the internet and cable in the HOA. Dues include a basic Frontier package, which offsets part of the $2,070.
- Know the townhome math. Townhomes add a $225 monthly sub-association fee, but it covers exterior insurance, exterior maintenance and landscaping.
- Compare new and resale side by side. A resale may come with a larger lot and finished landscaping; a new home comes with builder incentives and a warranty.
- Get the final price in writing. Lot premiums and options change the comparison more than the base price does.
