Homes in HEB ISD: Prices, Cities, Schools & Taxes (2026)

By Brent Reiter, REALTOR® · Last updated November 4, 2026

Hurst-Euless-Bedford ISD covers most of Bedford, Euless and Hurst, plus the Viridian community in north Arlington, a slice of east Fort Worth and a few Colleyville streets. Below is what 1,309 single-family homes in HEB ISD sold for over the past year, broken down by city and high school zone, with the 2026 tax numbers.

A city name or ZIP code doesn't tell you the school district. Hurst and Euless are each split with other districts, so confirm the district and campus for the exact address before you make an offer.

    • Under $300,000: 240 homes, about 1 in 5 sales, mostly in Hurst, Euless and Bedford's 76022. Most were built before 1980.
    • New construction: 95 homes built in 2025 or 2026 sold, from about $391,000 to $1.8 million, with a median of $530,000. Most were in Waterbend (Euless) and Viridian's 55+ Elements neighborhood (Arlington).
    • HOAs: about 1 in 3 homes sold had a mandatory HOA, mostly in the newer neighborhoods.
    • Pools: about 1 in 7 homes sold had one.

    HEB ISD High School Zones

HEB ISD has two comprehensive high schools. Here's what homes sold for in each attendance zone over the past year:

Attendance zones as listed in the MLS. A few sales with a missing school entry are left out.
High school zoneSales (12 mo.)Median priceMedian sizeTypical year built
    Trinity High School729$420,0001,930 sq ft1992
    L.D. Bell High School566$350,0001,860 sq ft1972

The price gap is mostly about home age: the Trinity zone includes Viridian and most of Euless's newer neighborhoods. Boundaries change and the MLS can be wrong, so check the exact address with HEB ISD's school boundary lookup. For campus ratings, use the state's accountability site, txschools.gov.

HEB ISD Property Tax Rate (2026)

HEB ISD's 2026 rate is $1.0526 per $100 of taxable value. These combined rates add the city, Tarrant County ($0.186), JPS Health Network ($0.159) and Tarrant County College ($0.12):

2026 adopted rates, Tarrant County Tax Assessor-Collector. Before exemptions.
City (HEB ISD address)City rateCombined rate per $100
    Euless$0.470080about $1.99
    Bedford$0.566599about $2.08
    Arlington (Viridian)$0.629800about $2.15
    Hurst$0.668422about $2.19
Fort Worth (adds the $0.0273 water district)$0.705650about $2.25
    Colleyville$0.352480about $1.87

Example: a $393,000 home in Bedford owes about $8,190 a year before exemptions. The $140,000 school homestead exemption alone takes about $1,470 off that, and county and JPS homestead exemptions take off roughly $270 more. Newer communities can add PID or HOA costs, so ask before you compare two homes. My Texas property tax guide explains exemptions and protests.

How Fast Homes Sell in HEB ISD

    • Median time on market: 27 days.
    • About 1 in 4 homes sold within a week, and about 3 in 10 took 60 days or more.
    • Median sale price was 99.0% of the final asking price and 97.5% of the original asking price, so price cuts were common.
    • Fastest: Bedford (18 days median). Slowest: Viridian in Arlington (59 days), where new homes compete with each other.

What I Tell Buyers Looking in HEB ISD

    1. Confirm the district by address, especially in north Hurst and north Euless, where streets switch districts.
    2. Compare older and newer homes on total cost. A 1960s Hurst home and a new Waterbend home can be $200,000 apart, and the newer one usually adds HOA dues.
    3. Look at the ZIP code, not just the city. In Bedford, 76021 ran about $94,000 higher than 76022.
    4. On new construction, call me before you visit a model. Builders usually require your agent to be registered on your first visit. See current builder incentives.

Fair housing note: this page reports facts about attendance zones, prices and tax rates. It doesn't rank schools or neighborhoods. For school performance, use the state's ratings on txschools.gov and visit the campuses yourself.
