Living in Tanglewood, Fort Worth: Homes, Schools & What to Know

By Brent Reiter, REALTOR® · Last updated November 4, 2026

Tanglewood is the established neighborhood just southwest of TCU, built on part of the old Edwards Ranch. It's known for one-story ranch homes on larger lots, newer homes that are much bigger than the originals, a neighborhood park and trail, and its own elementary school. It also sits on low ground along a branch of the Trinity, so flood checks matter here more than in most of Fort Worth.

    Where Tanglewood Is

The Tanglewood Neighborhood Association covers the area between Mockingbird Lane (north), Ranchview (south), Simondale Drive (east) and Hulen Street / Overton Park West (west). TCU and Colonial Country Club are just to the east, and Trinity Commons shopping center is on Hulen.

    • About 3–6 minutes to TCU
    • About 12–18 minutes to downtown Fort Worth (about 5 miles)
    • About 10–15 minutes to the Medical District
    • About 35–45 minutes to DFW Airport

    The Homes

    Original ranch homes

Mostly one-story brick homes from the neighborhood's original build-out, many on larger lots than you'll find closer to downtown.

    Rebuilds

Newer two-story homes that are much larger than the originals. Teardowns of older ranch houses are a regular part of the market here.

Tanglewood is not a historic district, so there's no city design review. The old deed restriction requiring lots of at least 10,000 square feet has expired, and the neighborhood has dealt with rezoning questions since. If you're planning to rebuild or split a lot, check the current zoning for the parcel first.

    What Homes Cost in Tanglewood

Tanglewood homes commonly sell from the high $600,000s to more than $1.5 million. Original ranch homes in need of updates sit at the low end, and larger rebuilds at the top. For context, the 76109 zip code as a whole, which also covers the TCU area and Overton Park, has a median sale price of about $560,000. See the TCU & West Side guide for the wider area.

    Flood Risk: Check Every Address

Tanglewood sits in low ground along a branch of the Trinity River and flooded in heavy rains until flood-control work was done. Today's risk varies street by street. Look up the address on FEMA's flood map and on the City of Fort Worth's flood-risk maps, which show risk areas outside FEMA zones. Ask the seller about any past water in the home, and price flood insurance before you make an offer.

    Schools

Fort Worth ISD has been run by a state-appointed board of managers since March 2026, and it's consolidating schools through 2029. Zones below are from FWISD's 2026/27 school finder for sample addresses. Verify any specific address before you rely on it.

    Parks and Getting Around

A city hike-and-bike trail runs through Tanglewood's neighborhood park, and nearby trails in the Overton Park area connect toward the Trinity Trails system along the Clear Fork. TCU, the Fort Worth Zoo and Colonial Country Club are all a few minutes away.

No short-term rentals in residential zoning. Fort Worth doesn't allow Airbnb-style rentals in single-family or other residential districts. They're only allowed in mixed-use, form-based, commercial and industrial zones, with city registration and the 9% hotel tax.
