If you've been holding off on buying because the last few years felt brutal, here's something worth knowing: the DFW market has shifted, and buyers are sitting in a stronger position than they have in years. Most buyers just don't know how to use that leverage yet. Here's what's actually happening and how to take advantage of it.
What's Really Going On in DFW Right Now
- Inventory is up sharply across most DFW counties compared to a year ago — some areas are seeing double-digit percentage growth in active listings
- Homes are sitting longer — many areas now average 60-100+ days on market, a big shift from the under-3-week turnaround of the pandemic years
- Price cuts are common, not rare — a meaningful share of active listings have already reduced their asking price at least once
- Sellers are increasingly offering concessions — closing cost credits, repair allowances, and rate buydowns instead of just holding firm on price
Translation: sellers are no longer operating from a position of total control. That opens doors buyers haven't had in years.
5 Ways to Actually Use Your Leverage
Knowing the market has shifted is one thing — knowing what to do with it is another. Here's where buyers leave money on the table if they don't negotiate:
- 1. Don't accept the first price as the real price. With days on market climbing, sellers are far more likely to entertain offers below list — especially on homes that have been sitting 45+ days.
- 2. Ask for closing cost credits, not just a lower price. Sometimes a seller won't budge on price (for appraisal or emotional reasons) but will happily cover $5,000-$10,000 in closing costs instead. Same net effect, different framing — and it's an easier "yes" for a lot of sellers.
- 3. Negotiate the repair list, not just the price. In a hot market, buyers often waived inspections entirely. That's not necessary right now. Get the inspection, and use real findings as leverage for credits or repairs before closing.
- 4. Ask about a rate buydown instead of (or in addition to) a price cut. A temporary or permanent buydown can lower your monthly payment more meaningfully than a small price reduction — and many sellers, especially builders, are actively offering this already.
- 5. Don't be afraid to walk — there's usually another option. With inventory up, you're rarely negotiating for the only house that will work for you. That alone changes your negotiating position more than almost anything else.
New Construction Has Its Own Leverage Points
If new construction is on your radar, builders are running some of the most aggressive incentives DFW has seen in years — often stronger than what resale sellers can offer:
- Rate buydowns of 1-2% below market
- Closing cost assistance
- Design center credits or free upgrades
- Sometimes negotiable base pricing, especially near the end of a sales phase or fiscal quarter
These incentives aren't always advertised upfront — they often come out once you're seriously in conversation with a builder's sales team, which is exactly where having someone in your corner helps.
Leverage Varies by County — Know Where You're Buying
Not every part of DFW is equally buyer-friendly right now:
