City Guide

    Highland Village, TX

Highland Village is a small lakeside city tucked between Flower Mound and Lewisville on the south shore of Lewisville Lake. It is almost entirely residential, almost entirely built out, and known for its trails, lake parks, and Lewisville ISD schools. I was born and raised in Fort Worth and work with buyers across DFW. Here's what to know before you make the move.

Where Highland Village Fits in the DFW Picture

Highland Village sits in Denton County with Lewisville Lake to the north, Flower Mound to the south and west, and Lewisville to the east. I-35E runs along its east edge, and FM 407 and FM 2499 are the main roads through town. About 16,000 people live here. Typical drive times outside rush hour:

    • About 20-25 minutes to DFW International Airport
    • About 20 minutes to Denton
    • About 25-30 minutes to Legacy West and the Plano corporate campuses
    • About 35-45 minutes to downtown Dallas on I-35E
    • About 45-55 minutes to downtown Fort Worth

The A-train's Highland Village/Lewisville Lake station sits just east of town along I-35E, with rail service north to Denton and south to a connection with DART.

    Lake and Trails

The #1 reason buyers choose Highland Village is the outdoors: Lewisville Lake on the north side, lake parks with boat ramps, and a trail system that runs through the city.

    One School District

The whole city is in Lewisville ISD, with three elementary schools and a middle school inside the city limits.

    Schools

All of Highland Village is served by Lewisville ISD. Three elementary schools and Briarhill Middle School are inside the city, and Marcus High School in Flower Mound is the primary high school.

    A few things to know:

    • Confirm school zoning by address, including which high school a home feeds.
    • Check current campus ratings at txschools.gov, the state's accountability site.
    • Ask about attendance boundary changes, since districts adjust them as enrollment shifts.

    What to Expect Cost-Wise

    • Median sale price for single-family homes in Highland Village was about $583,750 from July through September 2026.
    • Time on market averaged 34 days for homes sold in that period.
    • Property taxes run roughly 1.8% of assessed value. On a $580,000 home, that is about $10,400 a year, or $870 a month.
    • HOA dues depend on the neighborhood. Highland Shores has an association with pools and other amenities, and some older streets have no HOA at all.
    • No state income tax, which matters if you're coming from a high-income-tax state.

Getting a Feel for the Community Before You Arrive

    • Highland Shores. The largest neighborhood in the city, with association pools, tennis courts, and parks.
    • Castlewood and Chapel Hill. Established neighborhoods with larger homes, at the upper end of the city's price range.
    • The lakeside streets. Older homes on the north side, close to the water and the lake parks.
    • Pilot Knoll Park and Copperas Branch Park. Lake access, boat ramps, and camping on Lewisville Lake.
    • Doubletree Ranch Park and Unity Park. City parks with a splash pad, playgrounds, and ball fields.
    • The Shops at Highland Village. An open-air shopping center at FM 407 and FM 2499 with restaurants, a grocery store, and a movie theater.

The trade-off is age and traffic. Most homes here were built from the 1980s through the early 2000s, and I-35E and FM 407 back up at rush hour.

    Practical Relocation Steps

    1. Decide how close to the lake you want to be. Homes near the shoreline can border federal land and flood easements, so check the flood zone and what you are allowed to build.
    2. Compare HOA dues and amenities. Neighborhoods here range from full-amenity associations to none.
    3. Confirm the high school by address if a specific campus matters to you.
    4. Inspect for age. On homes from the 1980s and 1990s, look closely at the foundation, roof, windows, and air conditioning.
    5. Drive your commute at rush hour, especially I-35E toward Dallas.
    6. Get pre-approved before you look. Homes here averaged about a month on the market this summer.

    Who Highland Village Fits

    • Buyers who want to live near the lake, with parks and trails close by
    • Buyers who want one school district across the whole city
    • Buyers who commute to Denton, DFW Airport, Plano, or Dallas
    • Buyers who prefer an established, built-out city to new construction

    Bottom Line

Highland Village offers lake access, trails, and Lewisville ISD schools in a small city that is nearly built out. Prices sit well above the DFW median, and most homes are 25 to 40 years old. Homes sold in about a month on average this summer, so be ready when the right one comes up.
