Buying or Selling a Home in DFW During the Holidays
By Brent Reiter, REALTOR® · Last updated October 23, 2026
(2026 Guide)

Most people assume the housing market goes to sleep between Thanksgiving and New Year’s. In Dallas-Fort Worth, it doesn’t. It gets quieter, and quiet is exactly where the leverage is.
Quick answer: Yes, you can buy or sell a home in DFW during the holidays, and for many people it’s one of the better windows of the year. Buyers face less competition, and builders push hard to clear finished homes before December 31. Sellers face 40–50% fewer new listings competing with them, but holiday sales close further below the original asking price than spring sales do. The catch is the calendar: if you want to close in 2026, you need to be under contract by mid-November.
What the Late-Year DFW Market Actually Looks Like
The numbers point the same way: fewer listings, fewer buyers, and more room to negotiate.
| What the data shows | The number | Source |
|---|---|---|
| Dallas metro sale-to-list price, December 2025 | 98.3% (homes sold about 1.7% under list) | PropMix |
| U.S. homes that sold above list, December 2025 | 22%, the lowest December share since 2019 | Redfin |
| U.S. days on market before contract, December 2025 | 60 days | Redfin |
| Tarrant County new listings, January 2026 vs. a year earlier | Down 11.9% | Republic Title |
| Dallas County new listings, January 2026 vs. a year earlier | Down 10.2% | Republic Title |
| North Texas median sales price, June 2026 | $405,000 (flat year over year) | MetroTex |
What it means: Prices haven’t dropped off a cliff, but buyers are negotiating and sellers who price right are still selling. Fewer homes come on the market in winter, so the ones that do face less competition.
For Buyers: Why the Holiday Window Works
Buyers who stay active in November and December usually get better terms than they would in April. Here’s why:
- Less competition. Most buyers pause for the holidays, so multiple-offer situations are rarer.
- More motivated sellers. A home listed in December usually needs to sell: a job move, a new build closing, an estate, or a home that has already sat. That shows up as price cuts, closing-cost help, and repair credits.
- Room to negotiate. With homes selling under list on average, asking for seller-paid closing costs or a rate buydown is normal, not aggressive.
- Faster responses. Fewer files on their desks means lenders, inspectors, and title companies often move quicker, at least until the last two weeks of December.
- Clear decisions. With less inventory, you can compare the homes that matter instead of chasing every new listing.
The trade-off: You’ll see fewer homes. If you need a very specific house in a specific school zone, the right one may not list until spring. If you’re flexible, the deal is often better now.
Year-End New Construction: The Best Deals Are on Finished Homes
Builders count closings by calendar year, so a finished home that closes December 29 counts for this year and one that closes January 3 does not. That deadline makes December one of the strongest months to buy a quick move-in home.
Incentives are already common. In August 2026, 63% of builders were using sales incentives and 35% were cutting prices, according to the National Association of Home Builders. Nationally, new-home inventory hit 489,000 homes, or 9.4 months of supply, in May 2026.
Where the leverage is in DFW:
- Quick move-in (spec) homes. These are finished homes the builder is paying to carry. They get the biggest year-end incentives.
- Homes that have sat 60 to 90+ days. The longer a finished home sits, the more the builder will give.
- Rate buydowns vs. price cuts. A buydown through the builder’s lender often lowers your payment more than the same dollars off the price. Compare both.
- Close-by deadlines. Most year-end offers require closing by December 31. Read the fine print before you fall in love with the house.
One warning: Don’t walk into a model home alone. The builder’s sales rep works for the builder. Bringing your own agent costs you nothing, and I’ll compare incentives across builders so you know what the best offer actually is. For Sellers: List Now or Wait for Spring?
Holiday sellers in DFW sell for less and wait longer than spring sellers. In both of the last two years, November–December homes sat 1.7 to 2 times as long and closed 2.2 to 2.4 points further below their original list price.
| DFW single-family sales | Mar–May 2024 | Nov–Dec 2024 | Mar–May 2025 | Nov–Dec 2025 |
|---|---|---|---|---|
| Closed sales per month | 6,996 | 5,834 | 6,882 | 5,754 |
| Median cumulative days on market | 23 | 45 | 35 | 60 |
| Sale price vs. original list price | 98.2% | 96.0% | 97.1% | 94.7% |
| Sale price vs. final list price | 99.6% | 98.5% | 98.9% | 98.2% |
| Points lost to price reductions | 1.4 | 2.5 | 1.8 | 3.5 |
| Median sale price | $414K | $406K | $405K | $384K |

What that means in dollars: on a home originally listed at $400,000, the 2025 holiday seller closed around $378,800, versus about $388,400 in spring 2025. That’s a $9,600 difference (in 2024 it was $8,800). Price cuts are the main reason. Across Texas, over two-thirds of November–December 2025 closings came after a price cut of 3% or more, with a median cut of 5.4% (Texas Real Estate Research Center).
Why listing in the holidays can still work:
- Far less competition. DFW metro new listings dropped from about 15,300 a month in spring 2025 to about 7,900 in November–December 2025, a 48% drop. In 2024 the drop was 39% (13,200 to 8,100) (TRERC DFW reports).
- Buyers keep closing. December closings nearly matched March: 6,401 vs. 6,410 in 2025, and 6,066 vs. 6,391 in 2024. Fewer homes are fighting over buyers who are still writing contracts.
- A head start on spring. If your home is already listed and well priced, you catch the early-January buyers before the spring rush.
What it takes to sell in winter:
- Price it right on day one. Last holiday season, the typical seller gave up 3.5 points to price cuts and waited 60 days. Pricing right at launch is how you avoid both.
- Make it warm and bright. Turn on every light, keep the heat comfortable, and keep decorations simple so buyers can see the house.
- Stay flexible on showings. The buyer who wants to see it the Saturday after Thanksgiving may be your buyer.
- Plan for concessions. Offering closing-cost help or a rate buydown often nets you more than a price cut.
When waiting makes sense: You don’t have to move, your home shows best with a green lawn and spring light, or you’re in a neighborhood where spring demand clearly lifts prices. I’ll pull your neighborhood’s numbers and show you both options.
Texas Money Details That Matter at Year-End
Homestead exemption (Texas buyers): You no longer have to wait until January 1 to file. Since 2022, Texas law lets you claim the homestead exemption in the year you buy, if the prior owner did not already have one for that year. You have one year from the purchase date to apply. This matters most on brand-new construction, which usually has no existing homestead. File with your county appraisal district (Tarrant, Dallas, Denton, Collin, Parker, Johnson, or Hood) as soon as you move in.
Closing before December 31: If you itemize deductions, mortgage interest and prepaid points paid at a 2026 closing may count on your 2026 return. Ask your CPA whether that helps you, since many people take the standard deduction.
Property tax proration: Texas property taxes are paid in arrears and split at closing. A December closing means the seller credits the buyer for most of 2026’s taxes, and the buyer pays the full bill when it comes due in January. Budget for it.
Sellers moving up: If you’re selling and buying at the same time, see Should I Sell My Current Home Before Buying? for the four ways to line up both closings.
The 2026 Holiday Closing Calendar
A financed purchase usually takes about 30 days from contract to closing. Holidays shrink the working days available, so plan backward from the date you want to close.
| Date | What to know |
|---|---|
| Now through early November | Get pre-approved and start touring. This is the last comfortable window for a 2026 closing. |
| Mid-November | Target date to be under contract for a financed closing before December 31. |
| Thursday, Nov. 26 (Thanksgiving) | Lenders, title companies, and appraisers are closed. Many take Friday off too. |
| Mid-December | Final loan approval should be in hand. Schedule your closing date now. |
| Friday, Dec. 25 (Christmas) | Offices closed. The week of Christmas is short-staffed. |
| Thursday, Dec. 31 | The busiest closing day of the year. Book early, and don't plan on a same-day move. |
| Friday, Jan. 1, 2027 | Offices closed. Closings resume January 4. |
Paying cash or buying a finished new build? You can often close in two to three weeks, so a December contract can still close in 2026.
FAQ
Is December a bad time to sell a house in DFW?▾
Not bad, but slower and a little cheaper. In 2025, DFW holiday sales took a median 60 days and closed at 94.7% of original list price, versus 35 days and 97.1% in spring. You also face about half as many new listings competing with you. A home priced right on day one can still sell in December.
Do builders really give better deals at the end of the year?▾
On finished, unsold homes, often yes. Builders want those closings on this year's books. Homes still under construction, or in communities with waiting lists, may get little or nothing extra.
Can I still close by December 31 if I start looking in November?▾
With financing, it's tight but possible if you're under contract by mid-November. With cash or a finished new build, a December contract can still close in 2026.
Should I wait until January for lower prices or rates?▾
No one knows where rates will be in January. The concessions on the table today are real. If the monthly payment works now, a buydown or seller credit can lower it further.
When should I file my homestead exemption if I close in December?▾
As soon as you move in. On a home with no existing homestead for 2026, such as most new builds, you may get a partial-year exemption for 2026.
