    Frisco, TX

    Frisco is one of the best-known relocation destinations in North Texas. It grew from about 45,000 residents in 2000 to roughly 245,000 today, and most of it was built as master-planned neighborhoods with pools, trails, and schools inside them. I was born and raised in Fort Worth and work with buyers across DFW, and I've written a separate guide to Fields, the new community in north Frisco. Here's what to know before you make the move.

    Where Frisco Fits in the DFW Picture

    Frisco sits north of Dallas in both Collin and Denton counties. The Dallas North Tollway runs through the middle of the city, the Sam Rayburn Tollway runs along its south edge, and US-380 runs along the north. Typical drive times outside rush hour:

    • About 10 minutes to Legacy West and the Plano corporate campuses
    • About 25-30 minutes to DFW International Airport
    • About 30-35 minutes to downtown Dallas on the Dallas North Tollway
    • About 55-60 minutes to downtown Fort Worth

    Master-Planned Neighborhoods

    The #1 reason buyers choose Frisco is the neighborhoods: planned communities with pools, parks, trails, and amenity centers built in.

    Frisco ISD runs 12 high schools across 77 campuses, which keeps each high school smaller than in most districts its size.

    Most of Frisco is served by Frisco ISD, which has 77 schools, including 12 high schools. Parts of the city are zoned to Prosper ISD, Lewisville ISD, or Little Elm ISD instead.

    A few things to know:

    • Confirm the school district by address. Four districts have territory inside the city limits, and the tax rate changes with the district.
    • Within Frisco ISD, confirm the exact elementary, middle, and high school, since attendance zones are redrawn as enrollment shifts.
    • Check current campus ratings at txschools.gov, the state's accountability site.

    What to Expect Cost-Wise

    • Median sale price for single-family homes in Frisco was about $660,000 from July through September 2026.
    • Time on market was a median of 48 days for homes sold in that period.
    • Property taxes run about 1.6% to 1.7% of assessed value in Frisco ISD. On a $660,000 home, that is about $11,100 a year, or $925 a month.
    • Other districts cost more. Homes zoned to Prosper ISD, Lewisville ISD, or Little Elm ISD run closer to 1.7% to 1.9%.
    • HOA dues are standard and can be substantial in gated and amenity-heavy communities, so compare what each one includes.
    • Tolls are a real monthly cost. The two main highways through Frisco are both toll roads.
    • No state income tax, which matters if you're coming from a high-income-tax state.

    Getting a Feel for the Community Before You Arrive

    • Phillips Creek Ranch. A large master-planned community on the west side with several pool complexes, a fitness center, and green space.
    • Starwood and Richwoods. Gated communities, with Starwood just west of the Tollway.
    • Newman Village and Hollyhock. Master-planned communities in the northern half of the city.
    • The Grove Frisco. A newer master-planned community in the southeast, north of the Sam Rayburn Tollway.
    • Fields. A new mixed-use district in north Frisco with homes, retail, and offices. Read my Fields guide for details.
    • Sports and entertainment. The Dallas Cowboys headquarters at The Star, PGA Frisco, Toyota Stadium, and Riders Field are all in the city.

    The trade-off is price and tolls. Frisco costs well above the DFW median, the fast routes are toll roads, and the city is about 87% developed, so most of what's for sale is resale.

    Practical Relocation Steps

    1. Confirm the school district by address. It decides both the schools and the tax rate.
    2. Price the tolls. Add up a month of trips on the Dallas North Tollway or the Sam Rayburn Tollway.
    3. Compare HOA dues and amenities across the communities you like.
    4. Decide which side of the city fits. The west side is more established, and newer construction is mostly north and east.
    5. Call me before you visit a model home. Builders usually require your agent to be registered on your first visit.
    6. Get pre-approved early, and ask your lender about loan limits at this price range.
